Stephen Kastronis of PA Appraisal Services performed an appraisal for us through S & T Bank for a Home Equity Line of Credit. We paid just under $160,000 for our house 10 years ago and just had it re-appraised through Citizen's Bank for $167,000 (which we still thought was a little low). Either way, Mr. Kastronis' appraisal came back at $142,000!!! We gave Mr. Kastronis a whole list of recent updates we did worth tens of thousands of dollars, including a new roof with 50-year transferable warranty, new windows, new doors, a complete bathroom remodel, internal and external french drains, etc., but he apparently felt that our home DECREASED in value by $18,000! He is totally incompetent...Do yourself a favor and DO NOT go through this company for an appraisal, nor waste almost $400 paying for an appraisal through S & T Bank if these are the caliber of people they're going to hire.
