Tony arrived a little early on the day of the inspection and was at work by the time I arrived. Tony completed a thorough inspection of the windows and doors and completed drill testing around doors, windows, and areas of the stucco that appeared to be of concern. Before leaving, Tony provided a verbal report including what levels of moisture could indicate what damage and the moisture levels he had found. He then showed us the areas that he would be calling out in the report. He indicated that the report should be available the next day. Tony actually delivered the report that same evening - allowing us to meet the original terms of the contract. When asked he even provided a rough estimate to remediate the key area of concern. This was able to be utilized in negotiating the home inspection results.
Later that week, we received a record-setting storm during which I continued to hear dripping in the walls, and even new sounds in the second floor ceiling. Being certain that this was a serious issue, I emailed Tony right away and he said he would come take a look within the next few weeks free of charge.
While it took a bit longer than I would have liked for him to return (about a month), he did come on a holiday and did make me his first appointment of the day. I brought up some bulging stucco in the side wall on the third floor and asked if this could be part of the issue. Tony agreed that it's a sign that the stucco is shot and needs replacing and is likely why I was hearing the dripping. I wish he would've noticed this during his first visit, which is why I'm giving my experience a B and not an A.
Overall, Tony was very responsive, professional, and courteous. The report given after the inspection was thorough and had pictures of the problem areas I was dealing with as well as recommendations to have them fixed. I particularly liked how Statewide does not do any of the work themselves nor do they recommend anybody, removing concerns of conflict of interest. However, for branding themselves as and quot;leak professionalsand quot;, I would've liked to see them instead of my carpenter identify the stucco issue.
We are purchasing a stucco house and wanted to get a stucco inspection with moisture readings. Due to our inspection deadline and the pending weather forecast, the owner of the company, Tony, was nice enough to come out on a Sunday to perform the work. He was extremely thorough and explained everything he was doing in detail. He drilled small holes into the stucco and the checked for moisture behind it. The holes were quickly caulked back in with matching caulk. They are undetectable. I've seen reviews stating that he charges a lot but I don't think you can put a price on the peace of mind of knowing the condition of your stucco prior to buying a home...in comparison, the cost of removing/replacing stucco is in the tens of thousands. It would be a huge mistake not to have this information prior to purchasing a house. We would highly recommend him and would definitely hire him again.
However, bear in mind that he doesn't guarantee anything. Also, some issues require doing much more intrusive detection and he will not break down things to find the source. The contractor you end up hiring will have to be good as well to be able to take it from where Tony's work ends.
Tony Gervasi arrived on time and proceeded to check the entire property. Although the roof patio was actually ok, Tony found the potential cause of the LR leak to stem from the window above that required caulking and to caulk some flashing. The basement leak was due to a HVAC pipe not properly installed.
A very thorough check that took about one hour revealed numerous other potential leak problems on the top roof and walls of the house. Within a day, Tony emailed his 10 page report with photos, pointing to each issue that required repair. Without his help, I would never have thought to even check the front small roof over the entrance of the house. It has several major leak issues that need to be dealt with.
I'm grateful to the roofer who suggested Tony. I'm very grateful to Tony for his diligent, thorough leak detection of the property. Without his help, my cost for repair undoubtedly would be far higher in the future. His service was money well spent!
Edit: 10/25/13 Tony called this morning and I am not able (per doctor's instructions as I am just out of the hospital) to be involved in any situation that causes me stress at this current time due to health.
"[removed member name] I hope you are feeling well, and a quick recovery. I apologize for any misunderstanding, but as I spoke to you about, and in our very name, we are a Leak Detection company, and do not do repair work. We give an unbiased report of what the issues are, so you can have the repairs done by having a contractor follow our report, and without them billing you for unneeded work to your home. For us to tell you what the problem is, and then offer to fix it for a fee would be a conflict of interest. I make this very clear to each individual who schedules an inspection with me. As for the rest of my review, I assure you I was very prompt for our appointment, and I believe I was very fair with the price, as I even gave you a discount. My reviews on this site speak for themselves, and I take great pride I what I do, and my name and reputation. The report I gave you was thorough, and described the problem you were having, and what needed to be done to rectify it, exactly what you had contacted me to do for you. Please contact me if you would like to discuss further, or if you have any other concerns. I truly wish you a speedy recovery, and that you feel well soon. Tony Gervasi"
Tony explained to me when I first called that he would be making tiny holes in the stucco at various places in order to assess the moisture content underneath the stucco. He also explained that he would be filling the holes and that it would be hard to see where he had drilled (which is true now that he has completed his inspection).
We had to postpone the appointment due to rain but a couple of days later, Tony came out to do the inspection. He drilled tiny holes beneath all of the windows and doors below each lower corner and did his assessment. A day later, he e-mailed me the report.
Unfortunately, we do have a moisture penetration issue and will probably need to have all of the stucco removed and possibly the windows removed and properly reinstalled in their openings. While this is not good news, Tony has been there for me to answer questions about how to proceed. As he is an independent inspector, he does not do any remediation himself. Fortunately, his vast knowledge of contstruction has been very helpful in explaining that it's not the stucco so much as how the windows were improperly flashed when installed that allowed moisture into the walls. This is all too often, a common problem and I have since heard multiple stories about large numbers of homes within certain developments where the stucco has had to be replaced. I appreciate that I have Tony to consult with as we choose a contractor to proceed with the work. I would recommend Tony and State Wide Leak Detection to anyone who needs a thorough inspection and report.
Called all the above service people back to redo and a**** their work. Problems still existed, each blame the other for faulty work.
Read an article about Statewide leaks and called them. Later I found their name on Angie's List, for me , this added more cred ability to using this company. I do feel more confident in having the walls repaired once I find someone reliable to do the caulking properly
That will be the final evaluation of work performed.
