John Succi was not going to lay crushed stone before pouring the cement for the driveway. A local township inspector (also a neighbor) reminded John Succi that crushed stone should be layed before pouring cement. (The township does not inspect driveways for proper installation and the local inspector did me a favor by reminding the contractor that crushed stone was needed.) At the end of the cement pour John asked for an additional $150.00 to add a driveway sealer within 30 days. I paid him extra for the sealer, but John never returned to seal the driveway. I filed a lawsuit against JS Contractors and John Sussi (CEO) and won a judgement. He still has not paid what the court assessed him for in the judgement. The case was filed 12-28-2012. I classify John Succi as a scammer contractor who will short change his clients whenever he gets a chance. And, if John Succi is reading this review he can note that if I don't receive payment for the judgement by 15 JULY 2013 THAT HE WILL SEE THE LOCAL SHERIFF COME KNOCKING AT HIS DOOR TO COLLECT. THIS FURTHER ACTION WILL ADD ANOTHER $200 TO THE JUDGEMENT COSTS.
When talking to John he was always pleasant and he made many promises. He gave us many excuses for the delays, the weather is backing things up, he needs to focus on one site at a time, concrete suppliers were backed up etc. We had two weeks of clear weather and he told us that he needed to finish other jobs first. When it rained he told us our driveway was water logged. He told us that he needed to finished all the current jobs before starting any other jobs and we drive down our street to see him digging up another driveway.
Finally, on 10/27/12 final driveway poured was completed just in time for the "Franken-storm" (Sandy). John didn't have the money for the concrete delivery so we ended up paying for the deliveries out of the outstanding balance, our second payment back in August was for the concrete.
The driveway held up to the storm with puddles all over the first pour that was supposed to be slopped to the new drain.. However, there was still work to be done. After waiting two more weeks for John to finish our house, we hired someone else to finish the work and we paid this person the balance of the money. We are now waiting for John to remove his stuff.
The good:
The garage and driveway look nice.
Our cars can park at a diagonal so we do not have to shuffle cars.
Our garage is level
The workers were great but there were completely new faces all the time and John was rarely around to direct them what to do.
The bad:
The aluminum trim around the garage door was damaged (it was new trim, about 1.5 years old)
The new vinyl siding (1.5 years old) was damaged.
The garage has holes in the walls where the equipment bumped into it.
We are paying for the repairs out of our pockets, about $400.
The apron was only 15' x 2' (instead of 20' x 6').
The five sidewalk squares were put at the driveway instead of where they were supposed to be poured.
The driveway is not sloped properly, so water puddles on the driveway.
Our house was a mess for over two months
We had to put things from our garage into storage for two months, when it was supposed to be two weeks.
Cars were parked in the street for over two months. It was tough during the Franken-storm (Sandy)
because we could not park on our street. and walking across the yard for over two months wasn't easy.
The crack in the garage was not competed.
The forms were not removed.
We are a block from a grade school and children had to walk in the street around the torn up new apron section for a month or so.
John's contracts were poorly written, especially the addendums and his copies were conveniently truncated, but I had good copies which he ignored.
John was impossible to contact. His voice mail was full so I ended up calling repeatedly until he finally answered.
"Sorry ! This is not true , This person was extremly out of line, trying to pour concrete with my concrete finishers. when they were pouring the driveway the owner tryed lifting up our forms so he could get more concrete on his walkway. this man was insane and tryed shevling concrete into the walkway and SPLASHED his next door neighbors CAR! . We gave this men everytinig he wanted,There is no reason for this complaint , the workmenship on this driveway was impecable , we would like to send pictures if possible . Please dismiss this complaint Thank you J-S contractors"
