Thankfully we caught on when we read the fine print on the market analysis and saw that she compared ours to places in poorer condition, less square footage and amenities than ours at the other end of the county. Always read fine print! She tried to convince us our property is worth $75,000.00 to $100,000.00 less than it is. She may be an ok realtor but do not rely on her comparative market analysis. If you know what your property is worth she may be ok. Our neighbor said she did fine in everything else. She just doesn't get home values. She seemed nice enough. Had we insisted to list what we thought she may have done it but we didn't trust her. She may just not know or it may be a way to sell them fast for quick money. We do not know.
Description of Work: It looks to us like Rhoda Long low-balls the listing so she could make a quick sale with no work. For a comparative market analysis she compared our 2000 sq ft home to 1200 sq ft homes on the other end of the county where properties have lower value. Tried to get us to believe our property was worth 2/3 value. Neighbors used her and she convinced them their property was worth less than it was. They listed at her price and had 5 offers in a weeks time. Sold for listed which in our opinion was to low. Then tried to say our 2000 square foot upscale farmhouse with barn and twice as much land should sell for about the same as a 1200 square foot split foyer 5 houses down the street on half the land. Quick money for her.
