The old concrete was removed first, professionally. Then the sites for the new concrete had to be prepared with wooden forms to hold the concrete in place. When the concrete was poured, Yanni inserted a metal grid at the foot of the driveway. This should have been done when the house was built and the original concrete was poured, but the builder saved some money by not doing that. The steps did not require reinforcement with a metal grid. The steps were completed, and could be walked on, 24 hours after the pouring and smoothing; the sidewalk/driveway concrete cannot be used for three weeks after the pouring and smoothing, due to the weight of the car.
Had a sewer lateral replaced and in the process lost a slab of concrete at the curb and one in a walkway from the driveway to the front steps. The sidewalk to the front steps was in rough shape to begin with, so I asked Phil to fix the slab at the curb and the entire walkway from driveway to front steps.
He came out a couple of times to look at the job -- gave me a price -- price was competitive to what I had been quoted earlier. The thing about Phil was that he didn't just want to do the job --he wanted to do it RIGHT.
Came out and prepped the area.
Weather interfered and it was a while before he could do the the pour. Communication was great. Phil calls me last week and tells me he can *probably* get the pour in and it will be fine, but if there's rain he might have to tear the whole thing out and do it over. My call. Doesn't want to inconvenience me further with torn up sidewalks.
Any other contractor would have poured it and told me the rain was "no problem".
Sidewalk it done, it looks wonderful, and while I don't have the money right now I have more concrete work I need done in the future. All of those jobs automatically belong to Phil. There was a corner of my front steps that I had done a repair on years ago. It came loose while he was doing the demo. He fixed it, no charge, looks 100x better than anything I would have done.
Stop reading, call this guy, don't waste your time with anyone else.
It went well. Power washed loose mortar and repointed as needed.
By way of comparison, I had a far more expensive estimate ($1300) that would removed all mortar to a consistent depth and repointed. Color would have been consistent, but that was just more than I felt was needed.

I would use this company again.
The job went pretty well although flagstone is expensive and for 6 windows it cost us $900. This was done because the original builder of our house did not tilt the brick sills on the outside of our windows downward so that over time the rain collected under the wood base of our windows and rotted and warped them. We are in the process of replacing the windows. The flagstones are laid over the brick and tilted downward.
A big concern I have is whether the flagstone is too thick to now let the screens swing outward for removal on the new windows. We won't know until the windows are in and we are awaiting good weather to have them installed.
Phil Yanni did a good job but it was costly and I don't even know if this will actually work with the new windows.

It was roughly $500.00 The other costs are labor for two men and other materials. [member name removed] expressed how happy he was with the work and wasn't concerned about opening of the windows as most were slated for replacement the following week.I am always surprised when I receive less than an "A" for price considering the client has to agree to the terms prior to the work"
Contractor responded to my request for service on the same day that I notified him through Angie's list.
I expressed no hurry to have work done.
Contractor came out to view area for repair.
Contractor emailed me a detailed estimate the same day.
I accepted estimate and contractor repaired steps in timely fashion
