This way, they will be alerted to problems that could arise later in the transaction, avoiding needless worry and stress. Inspections are an important part of the home buying process. Spy Inspection’s home inspectors are all ASHI certified and will take an objective, unemotional look at the home you are considering, and evaluate its condition so you can make an informed purchasing decision. An inspection is intended to assist in evaluation of the overall condition of a building. Spy Inspection’s professionals have performed thousands of home inspections and pride themselves on understanding and evaluating each home thoroughly and are ready to answer any questions you may have. Spy Inspections offers a visual wood destroying insect (WDI) inspection that can be performed with or without a general home inspection. A WDI inspection covers the visually accessible areas of a home and includes an inspection for termites, carpenter ants, carpenter bees, and reinfesting wood boring beetle. The inspection will point out conditions that could lead to infestation or support-hidden infestation. These include firewood and other debris stored against the home, wood siding contact with the soil, and grade, which does not slope away from the foundation. All WDI inspections use the National Pest Management Association report format NPMA-33 that is recognized by most states and is the preferred report format for FHA, HUD and VA mortgages. Radon is a colorless, odorless and tasteless naturally occurring radioactive gas that seeps from soil into homes through cracks and other openings in the foundation or walls that come in contact with the soil. Exposure to radon gas is the second leading cause of lung cancer next to smoking. Radon gas measurement is easy and should be considered by the buyer of any real estate transaction. Spy Inspections will conduct a short-term radon test using an E-perm system and provide you with an accurate reading of the radon level for the lowest level suitable for occupancy. A field supervisor looks at all visible parts and reports on whether the integral parts of the well are operating satisfactorily. In order to obtain the basic system condition, at the date of inspection, a 30-minute flow test is performed. Results will be either Satisfactory or Unsatisfactory. The report will contain the following information: Basic Information Obtained: Age of Well (if noted) Well Location Well Depth (if noted) Well Production (GPM) Age of Well Pump (if noted) Visual Inspection Of Well: Type of Pump Condition of Pump Type of Tank Condition of Tank If/When the system was serviced People are more aware of water quality, especially for consumption. For most real estate transactions water is tested for bacteria, nitrates, and occasionally lead. There are many contaminates that can be tested in your drinking water. They were higher priced than other home inspection companies so I thought maybe they’d be higher quality. Nope. They missed a massive hole in the side of my house resulting in $4k worth of work out of pocket. They also were extremely rude when confronted about it.

The company was able to schedule an inspection quickly, and the inspector was on time. That was the good part. I was unable to accompany the inspector as I was preoccupied elsewhere in the house. I was surprised at the shortness of the inspection. (maybe two hours) The inspector kept repeating that he could not inspect this and that because the owner's personal items where in the way. I don't think he opened any drawers, never tried any outlets, never ran any appliance,.... His report mentioned a few minor items. As it was, he totally missed a major mouse infestation in the insulation above the drop ceiling in the basement. Simple removal of ANY of the tiles to look above would have revealed this. The owners kept the air conditioning at frigid levels to mask the smell. Opening any of the kitchen cabinets or drawers would also have revealed mouse droppings, so rampant was the problem. He also missed several areas with mold problems. While it was not a mold inspection, simply noting the strange black edge of the cable TV socket as I did a few days after settlement and easily removing it (nothing was in the way at the time of the inspection) would have revealed a major mold problem extending ten feet in radius extending into the kitchen, family room and basement. He also missed dry rotted wood in the powder room. Walking on the floor sounded as if the vinyl was separating from the wood. Looking up from the basement below showed that almost the only thing holding up the toilet was the pipe. Also missed the fact the despite the interior trenching that he ooed and awed about, the basement still flooded as evidenced by water damage on the basement wood posts easily seen and unobstructed by owners person items. $50K and 2 months later we were able to move in. Inspection was absolutely worthless and in fact damaging. DO NOT use this company or any one like this. Pay twice as much for a quality inspection that should last HOURS and the inspector should ask questions. I have consulted a lawyer, he says inspection companies like this are well protected under the law. I have little or no recourse.

Our inspector was Paul--he was extremely thorough, answered all our questions, and turned around the inspection report on a timely basis. Rick completed our mold evaluation--he made sure we were informed of his findings and his recommendations on next steps. Couldn't recommend SPY inspections more!

It went well.  We were under a very tight time line to produce a stucco report for our home inspection and the remainder of the week's weather forecast was calling for inclement weather so I called to try to move our appointment to an earlier day.  Even though they were fully booked, they went out of their way to accommodate my schedule and performed the required test and produced a written report promptly.  They are very professional and I highly recommend them.  We have also used them for our radon remediation and our experience with their service was the same.

Mark and his team at AiroTox did a great job figuring out how to address our radon issue.  They were very attentive and very responsive.  We are very busy  people and we appreciated how they worked with our schedule to address the radon issue in an expeditious manner.  I highly recommend AiroTox if you need your radon issue remediated.

Everything was great.  Our inspector was Paul.  He was on time.  He went through everything in detail.  He explained everything to us.  He answered all our questions.  He gave us his opinion on items along with suggestions.  He told us that the hot water was very very hot and then showed us how to lower it.  He was very polite and professional.  He provided us with great service.

They were thorough and very professional. They were also very knowledgeable. The guy that did my inspection has been a contractor for 15 years and a home inspector full time for an additional 15 years. The full detailed write up came just hours after the inspection. Overall, I couldn't ask for better!

The inspector, Steve Hendricks, was exceptional. He, and Joe Kovatch, are Daybreak inspections but hired thru SPY.

SPY was very responsive and was able to give me appointments in a very timely manner.

He went through the entire house. He took his time and was very careful to not miss anything.  The agent and I were with him and he explained everything he found, or did not find, for every issue he found (or didn't find)

My last house was inspected by an inspector (Robert Johnson of Imperial home inspections in Harleysville, Pa, who did a terrible job, being unable or unwilling to give an honest report, not disclosing for instance dangerous wiring situation throughout the house.

Joe Kovatch re inspected that house after I bought it relying on Imperial inspections and found it to be dangerous because of the wiring. Even though he knew of my issues with the original inspector he was fine with re inspecting it.

Steve was advised of the issues I had with as well. Instead of it putting him off he made sure he did a through and professional job,

The termite inspector called me with his results as well as sent them to me.  He also did a thorough job based on his report and what he found (and what problems might be there where he did not have access)

I would be happy to recommend Daybreak Inspections and SPY to anyone. If I have the opportunity to find another property for possible purchase (the inspection, and termite inspection, showed the house inspected by Steve to not be a good buy) I will use SPY and Daybreak again.

Richard and his team did an outstanding job. The inspection team was professional and courteous. They arrived at the location not only on-time but a few minutes early so they could arrange their equipment. They explained the level of service that they were going to provide before the work began. While in the home they took percautions not to damage or materially disturb any items. The team walked the entire space with me detailing what items they were inspecting and documenting calling out any deficiencies as they went.
The best service of them all was the mold inspection. It was a thourough inspection and a terrific value for the money. The team not only explained the exact condition found but took three post inspection phone calls and reviewed a remediation report at no additional cost. The analysis was explained to me in plain english making the report easy to understand.
I highly recommend Spy Inspections for all your home inspection needs.

The inspector was on time and very professional. He walked through each step and explained as he went through. He made suggestions on safety unrelated to the structure of the home such as ensuring a fastener is added to the stove to avoid tipping overview when the oven door is open. This was an overall good experience. This is the 3rd property we have purchased in our lifetime so we have inspectors to compare. I will use SPY Inspection in the future. We were very satisfied.
