Sometimes sellers find it beneficial to have SPY Inspections evaluate their home prior to listing. This way, they will be alerted to problems that could arise later in the transaction, avoiding needless worry and stress. Inspections are an important part of the home buying process. Spy Inspection’s home inspectors are all ASHI certified and will take an objective, unemotional look at the home you are considering, and evaluate its condition so you can make an informed purchasing decision. An inspection is intended to assist in evaluation of the overall condition of a building. Spy Inspection’s professionals have performed thousands of home inspections and pride themselves on understanding and evaluating each home thoroughly and are ready to answer any questions you may have. Spy Inspections offers a visual wood destroying insect (WDI) inspection that can be performed with or without a general home inspection. A WDI inspection covers the visually accessible areas of a home and includes an inspection for termites, carpenter ants, carpenter bees, and reinfesting wood boring beetle. The inspection will point out conditions that could lead to infestation or support-hidden infestation. These include firewood and other debris stored against the home, wood siding contact with the soil, and grade, which does not slope away from the foundation. All WDI inspections use the National Pest Management Association report format NPMA-33 that is recognized by most states and is the preferred report format for FHA, HUD and VA mortgages. Radon is a colorless, odorless and tasteless naturally occurring radioactive gas that seeps from soil into homes through cracks and other openings in the foundation or walls that come in contact with the soil. Exposure to radon gas is the second leading cause of lung cancer next to smoking. Radon gas measurement is easy and should be considered by the buyer of any real estate transaction. Spy Inspections will conduct a short-term radon test using an E-perm system and provide you with an accurate reading of the radon level for the lowest level suitable for occupancy. A field supervisor looks at all visible parts and reports on whether the integral parts of the well are operating satisfactorily. In order to obtain the basic system condition, at the date of inspection, a 30-minute flow test is performed. Results will be either Satisfactory or Unsatisfactory. The report will contain the following information: Basic Information Obtained: Age of Well (if noted) Well Location Well Depth (if noted) Well Production (GPM) Age of Well Pump (if noted) Visual Inspection Of Well: Type of Pump Condition of Pump Type of Tank Condition of Tank If/When the system was serviced People are more aware of water quality, especially for consumption. For most real estate transactions water is tested for bacteria, nitrates, and occasionally lead. There are many contaminates that can be tested in your drinking water. Mark and his team at AiroTox did a great job figuring out how to address our radon issue. They were very attentive and very responsive. The inspector, Steve Hendricks, was exceptional. He, and Joe Kovatch, are Daybreak inspections but hired thru SPY.
SPY was very responsive and was able to give me appointments in a very timely manner.
He went through the entire house. He took his time and was very careful to not miss anything. The agent and I were with him and he explained everything he found, or did not find, for every issue he found (or didn't find)
My last house was inspected by an inspector (Robert Johnson of Imperial home inspections in Harleysville, Pa, who did a terrible job, being unable or unwilling to give an honest report, not disclosing for instance dangerous wiring situation throughout the house.
Joe Kovatch re inspected that house after I bought it relying on Imperial inspections and found it to be dangerous because of the wiring. Even though he knew of my issues with the original inspector he was fine with re inspecting it.
Steve was advised of the issues I had with as well. Instead of it putting him off he made sure he did a through and professional job,
The termite inspector called me with his results as well as sent them to me. He also did a thorough job based on his report and what he found (and what problems might be there where he did not have access)
I would be happy to recommend Daybreak Inspections and SPY to anyone. If I have the opportunity to find another property for possible purchase (the inspection, and termite inspection, showed the house inspected by Steve to not be a good buy) I will use SPY and Daybreak again.
The best service of them all was the mold inspection. It was a thourough inspection and a terrific value for the money. The team not only explained the exact condition found but took three post inspection phone calls and reviewed a remediation report at no additional cost. The analysis was explained to me in plain english making the report easy to understand.
