appraiser used non river front properties to come up with his valuation he gave us a value 300k less then what we paid prior to real estate rise we had offers for double his appraisal amount

The appraisal was not done professionally. They used completely different properties that were over a 1000 sq ft less than my house. Two refinance companies had the house valued at over 50k more than the appraiser. I am protesting the appraisal. Complete incompetent.

The appointment was scheduled later than promised, and the report came later than promised.  I got the report the day before I was scheduled to appear before the Board of Revision of Taxes to appeal an increase in real estate taxes in Philadelphia.  The hearing was December 2, 2014, I got the report December 1.  Consequently I had no time to review the appraisal with the appraiser, and did not do well at the hearing. 

Also the photos that were provided of the house were underexposed and of poor quality.  I had to rephotograph the premises myself.

The appraiser also used homes as comporables (comps) that were not in the same neighborhood.  The house I had appraised was in Overbrook; two of the comps were in Haddington.  So, the Board of Revision of Taxes dismissed these comps.

They did a great job.

He did a very good job on two appraisals for me. I just had done for an investment property, a residence. I scheduled an appointment and he was timely. The appraisals were excellent. He was able to come with some decent value numbers that helped supported the sale price that I was hoping to get. It is a small company, so the personal project care is extraordinary. His appointment in my house was for half an hour but he was in the house for an hour and half. So all of that really helped out in what I was trying to do. I highly recommend him. He is one of the best real estate agents that I have seen for fourteen years and one of the best in the business.
