During the course of the repairs to my Condo, John removed the upper bedroom window, all siding and the dining room French Doors. Because I had the window repaired several times in the past 20 years, I asked him if there was rot damage to the window. He said there was some damage so I asked him to replace the old window with a new unit. At that time, he did not mention any cost to so I assumed I would only have to pay to have the old window disposed of and pay the cost of the new window since the old unit was removed to facilitate the repairs and would have been re-installed after the work was completed. Weeks later after doing the work, which was excellent, I received a bill from John for nearly $2200. The window was $1500 and $600 Labor. I could have purchased the window myself for $1200 but I paid him the $1500 but refused to pay the $600 Labor charges. I said that I had NO written contract stating the fee, and that the old window would have been re-installed anyway so my fee should only be for painting the new window. I offered him $300, then later $400 to settle the dispute in addition to the $1500 for the window. He refused all offers and has since taken me to small claims court. John does good work and has done small jobs for me previously without any problems. Lately he seems to have gotten a little too comfortable with the Condo Association and is their sole contractor. I feel John is looking after the "Hand that feeds him" now, rather than his previous customers like myself. He might have saved the Condo Association $600 by charging me for work they contracted him to complete, but he lost me as a customer forever. Steve

John was hired by my Condo Association to repair wood rot on the exterior of my building. During this repair he removed the Dining Room French Doors and Bedroom Window. Since I had repairs done to the window several times due to rot over the years, I asked him to replace the window with a new unit. He never told me any charges would be incurred but I assumed naturally I'd have to pay for the window and painting inside. Later after the job was completed on the exterior, I received a bill for $1500 for the window and $600 for Labor. I paid the $1500, although I could have purchased it myself at Lowe's for $1200 but refused to pay the $600 Labor charges. I argued that the removal and re-installation was part of the contracted repairs for the HOA. He gave me no verbal or written estimate for the window. I offered him $300, then later $400 for putting the new window in, instead of replacing the old rotted window but he refused. Now, I'm being sued in Court for $600 + costs. John may have saved the Condo Association $600 in Labor fees by charging me to R&R the window, but he's lost me forever as a customer. I will never use him for any repairs again on my Condo.
