We had interviewed three part-time real estate agents in preparation for the sale of the house. These three were OK, but two brought their children with them to the meetings, which we thought was unprofessional. We decided we wanted to find a full-time agent and discovered Kim through Angie's List. What a lucky break for us. Kim let us know right away that she was serious by stating that ReMax only employs agents who consistently sell. She is a plain talker and stickler for detail. If you don't do something right (like on the seller disclosure agreement), boy does she let you know. But her criticism was always constructive and based on past experience. She was savvy about the listing price and a stickler for outstanding photos. She took many on two separate occasions to get the best shots for the listing. Her experience paid off when we got a bite after only two weeks. As luck would have it, she represented the buyer as well and acted as liaison between the parties until a deal was reached. Because we couldn't be available, Kim was on hand to let the home inspector and FHA inspector into the house and stayed for their inspections, which we thought was above and beyond the call of duty.
The only thing I wish she had done differently: When an offer came in and it was $20,000 below our asking price of $125,000, she asked us for the bottom-line counter number we would be happy with. We gave it to her, $114,000, not realizing there would still be a home inspection and possibly an FHA inspection ahead. Those inspections revealed mold and radon, both of which had to be addressed before approval of the buyers' FHA loan. That cost us as sellers an unexpected $2,550 off the bottom line. We were lucky it wasn't more. However, when I explained my disappointment to Kim and asked her to lower her commission by $750 to help us offset this loss, she understood my concern and agreed at once.
Kim was on time or early for every meeting we had with her. She was instantly responsive via email and cell phone and was a calming influence during those inevitable times when stress got the best of us.
Now we find ourselves in the position of missing our working relationship with our real estate agent! I'm not exactly a "people person," so that's about the highest praise I can give to someone who just walked into our lives four months ago.
