Thorough and professional. A tad more expensive than others in the area, but made up for it in scheduling flexibility.

I was refinancing my mortgage.  The lender hired this company, and Linda D. Walters was the name that appeared as the appraiser on the report.  She appraised the house at 290K.  But her analysis made absolutely no sense. 

First: it appraised for 300K 18 months prior.  Her report said that property values were stable, demand/supply was in balance, and marketing time was 3-6 months.

Second: the adjusted sale price for the 3 comps were: 292K, 340K, and 327K.  Shouldn't the value of our house be somewhere inside those 3 numbers, not below all of them?

I called Linda several times to get clarification on her report.  In one message, I brought up a couple points above.  I never received a call back.  I finally received a revised appraisal from the lender.  The only thing that changed in the entire report was the market value from 290K to 295K.

I can only describe the work as shoddy, irresponsible, and unprofessional.  Be sure to find out the name of the appraiser being assigned.  If it's Linda D. Walters, insist on a different company -- at least a different appraiser.
