We specialize in exterior applications of stucco and synthetic stucco (EIFS - Exterior Insulation Finishing Systems) as well as all the construction basics like painting, carpentry, etc. Many of our clients are repeat customers because they like having one person to oversee all aspects of a remodel. The end result is beautiful. The texture on the stucco is excellent and consistent on all of the surfaces. Details are well done - where window trim meets stucco, around door frames and electrical outlets all have a nice, clean transition. There's no slop and the caulk lines are also neatly done.
The paint work is also excellent from top to bottom. The house looks like new from the outside and we are happy with the results in every way.
However, there were two big negatives which are why I won't go with them. First, and a little strangley, he or somebody from his crew spilled a bunch of paint on the bushes and the ground underneath them in the front yard. When I asked him about it he gave no explanation. Second, I asked if they could repair and paint some cracks in the walls and ceilings on the inside of the house. They did a mediocre job at that, just slapping on some plaster but not doing a complete repair job.
The finished product is in a word - beautiful!
Vance Construction installed 2" Foam DryVit (EIFS) on the side of my House.
After the job was complete the crew came on a Saturday to tear down the scaffolding and clean up.
Plastic was installed over the scaffolding to protect the work area (the side of my house) from the weather.
Over the duration of the job rain had puddled on the top of the plastic barrier.
When the crew started removing the plastic from scaffolding water that had puddled on the plastic ran down the new finish and created large streaks in the finish (the finish was not cured yet).
One of Joe's crew got on the phone with Joe Vance and told him of the streak marks in the finish
(Joe Vance was too busy to come to the job on a Saturday being he had already been paid).
Joe?s reply on phone to the crew member was he would put an additional coat of finish on the wall to fix the problem. Surprisingly that never happened. Is this just a standard reply when a problem arises and Joe has already been paid?
After the scaffolding and plastic were taken down, the uncured Dryvit was exposed to the rain which can affect the bonding of the finish to the wall and the overall strength of the finish.
Now in some areas the finish is cracked and in some areas the finish bubbles when it rains.
Shortly the bubbles will just crack and the finish will peel off the wall.
Joe Vance was in a hurry to get the scaffolding back to the equipment rental place so he did not care the finish was not cured.
and left our property exactly the way they found it. Bottom line- I would hire Vance Construction again without hesitation, and highly recommend them to anyone in need of their expertise.
He set up the tile cutter in the kitchen however did not cover any of the furniture or cabinets and left my kitchen a huge dusty mess. I pushed the tile cutter to back porch myself to get it out of the kitchen and it took hours to clean up the mess. Even after asking him to cover the furniture he did not. I had some painting done at the same time and he removed the plastic from the furniture to put under the tile cutter however never covered the furniture. His team demonstrated very little regard for being in my home.
The tile was installed nicely however the price quote for the shower tile installation changed, almost doubled once he got into the job from $865 to $1315 - however the size of the shower did not change and I bought all the tiles and the flooring materials, the lights, the ceiling fan and the vanities. He did not measure the correct size of the vanity to the placement of the mirror and outlets and when I went to hang the mirror, it coveredr the electrical outlets. Instead of the outlets being on the side of the vanity, they are over the back of the vanity. Poor job measuring overall - he asked me to buy 135 sq ft of floor tile-I bought 105 and I had 12 sq ft left over. A hole was left in the wall and in the ceiling where the wiring was threaded for the ceiling light which means I need to find someone else to finish the job. He threw away the hardware to the shelve units I had. It was his first time installing a heated floor however he threw away the warranty and instructions to program the thermostat.
Very expensive quote to paint-($800) considering the room was tiled halfway with the shower, closet and window taking up at least another third of the walls. I had to remind him to finish the floor and place the threshold otherwise I don't think he would have done it.
This job was very expensive and the attention to detail and professionalism in finishing the job was not there. VERY POOR
I had some painting and drywall work done by Joe last year and he did a nice job. I have a lot more work to do to finish the renovation and there is no way I could consider him. I certainly learned to double check the invoices from a contractor and to be certain not to have them do any work without a price quote prior to starting. I am very disappointed. I would not recommend him.
Everything was done beyond our expectations. On time, professionally, and with a willingness to make changes or redo a few things when we asked for it. Joe even made suggestions on some other improvements that were needed as a result of their prep work and we went with his input.
You will be absolutely thrilled with Joe and his work.
A little over a day later Joe had a full quote for me which he did get in as promised before an extended out of town weekend. We worked out a price and agreed to meet early in the following week (the week of july 29th) for signing of the contract and to pay the deposit. Again, on time and stuck true to the numbers. Added bonus: the work was able to begin the following afternoon, and continued up through 8/5/2013 and looks great!
There was a small amount of plaster work that needed repaired in an upstairs bedroom closet, which after prelim demo some rot and damage was discovered, which to their credit, the team members took the time to re-frame & repair the damage. We agreed on a small change order (material) for this as we could not have foreseen that issue and i think this speaks to Vance's fairness in pricing & commitment to producing quality results (i know some less reputable groups would simply have covered the damage with plaster and skipped the extra effort needed to leave a lasting impact). Needless to say it now looks outstanding.
This company puts forth the type of effort and quality you would expect from an outfit bearing the names of its owner. Highly recommend to anyone
They completed the work in a very timely manner and to my specifications, their work ethic was excellent and with the exception of a short lunch Joe and his crew were always in motion. They were maticulous and ensured that the work was done properly.
I trusted Joe and they were frequently here alone; I consider myself a good judge of character and I never got the feeling that I was being taken advantage of or lied to. Joe was offering a fair days labor for a fair wage. He answered all of my questions in a knowledgable fashion and even made himself available after hours in case my wife and I had further questions, concerns or wanted to inquire about possible changes to the project.
I would and have recommended Vance Construction to friends and family; they are a good group of guys that do quality work. My wife and I are very happy with the outcome of our job.
He and his assistant, Seth, arrived on time or early, and began work immediately. They were professional, courteous and even attended to keeping things clean and neat while they worked. Joe is very skilled in his craft and did a high-quality job with the lathe and plaster work. His stucco work is beautiful! He and Seth worked steadily each day. Joe estimated the number of days the job would take and he finished a day early since the weather cooperated!
The house addition exterior looks better than we could have imagined! The texture and finish matches the main house exterior beautifully!
