He came out to evaluate the job when he said he would, got his proposal to me in a timely manner, and started & completed the job on time. His price was within my budget and very fair, and the quality of his work was top notch. His workers were professional and took time to answer all of my questions during the course of the job. When they finished the job, they cleaned up all areas where they had been working and there was nothing left behind for me to clean up or put back in place.

The stucco on our home was cracking and bulging. I interviewed six contractors and we hired Joe Vance. He was professional, punctual and thorough. He emailed itemized proposals including a scope of work. He recommended applying a concrete base (Portland cement mix) with mesh and a dyed to match acrylic top coat. It was a great call and our home looks wonderful. I was skeptical if it would increase the value of the home but I do think it has. Joe completed this work in the winter and instead of taking a shortcut by adding anti-freeze to his mix which in turn dilutes the process and materials, he set-up scaffolding, tented each section and ran heaters to keep the appropriate temperature. We were so pleased with Joe and his crew that we hired them to do interior plaster and paint work. I highly recommend Joe and his team and we look forward to hiring him again in the future.

I was home during most of the work that was done. Joe's crew consistently showed up each day between 7:30 and 8:00 am. They were professional and pleasant to work with. They did a good job keeping the work site clean and made sure things were neatly stored each evening. The end result is beautiful. The texture on the stucco is excellent and consistent on all of the surfaces. Details are well done - where window trim meets stucco, around door frames and electrical outlets all have a nice, clean transition. There's no slop and the caulk lines are also neatly done. The paint work is also excellent from top to bottom. The house looks like new from the outside and we are happy with the results in every way.
Description of Work: We have a house that is ~100 years old. Joe Vance's crew applied new stucco using EIFS mesh, painted the house from top to bottom and re-lined the box gutters on one side of our house.

They did a reasonable job at painting the outside of the house for a decent price. And they were fair about working out a comprimise with me when there was additional work to be done that wasn't anticipated. For example: there's a flower box attached to the outside and, after taking it off to paint it, he discovered that it needed to be fixed to put it back. So we quickly reached a deal on the additional cost. However, there were two big negatives which are why I won't go with them. First, and a little strangley, he or somebody from his crew spilled a bunch of paint on the bushes and the ground underneath them in the front yard. When I asked him about it he gave no explanation. Second, I asked if they could repair and paint some cracks in the walls and ceilings on the inside of the house. They did a mediocre job at that, just slapping on some plaster but not doing a complete repair job.

Joe Vance was very punctual in giving us an estimate and beginning the work. We tried several other contractors who either were not capable of doing the work or who never gave us an estimate once they met with us about the work to be done. We never heard from them again. Joe was fair in his pricing and has an excellent crew who showed up every day, did what they said they were going to do, cleaned up behind themselves and did an excellent job. It was a big job - the stucco panels are heavy and required complete scaffolding of the exterior of the house. Joe was on the job or checked on progress almost everyday. He and his crew did everything we expected. It was a pleasure to work with him.

Joe Vance, owner of Vance Construction, responded very promptly to a request for an estimate. We worked together on the correct tint for the paint, and once that selection had been made, Joe arrived on time to begin the work, explained his procedures and answered all questions in a thorough fashion. It is very difficult to find someone who is both experienced and competent to work on the EIFS stucco application. My builder had no suggestions, as the original sub-contractor had gone out of business, and the builder no longer employs the EIFS exterior treatment in his current work. I reached Joe through Angie's List. The job was completed on time and under the original estimate. The finished product is in a word - beautiful!
Description of Work: Damage (two gouges and one crack) to EIFS (synthetic stucco coating) was repaired; the stucco was power washed under low pressure and very carefully; and then two coats of paint were applied to the surface of the stucco.

Considering all the horror stories about contractors... i'd been worried about having this job done... and it showed. With the choice of Vance Construction, my concerns are gone. They came in and did a fantastic job. They were courteous, punctual, and VERY busy! The quality of their work and their work ethic are A1. I'd gladly recommend them to anyone as a very reliable contractor!!

Vance Construction installed 2" Foam DryVit (EIFS) on the side of my House. After the job was complete the crew came on a Saturday to tear down the scaffolding and clean up. Plastic was installed over the scaffolding to protect the work area (the side of my house) from the weather. Over the duration of the job rain had puddled on the top of the plastic barrier. When the crew started removing the plastic from scaffolding water that had puddled on the plastic ran down the new finish and created large streaks in the finish (the finish was not cured yet). One of Joe's crew got on the phone with Joe Vance and told him of the streak marks in the finish (Joe Vance was too busy to come to the job on a Saturday being he had already been paid). Joe?s reply on phone to the crew member was he would put an additional coat of finish on the wall to fix the problem. Surprisingly that never happened. Is this just a standard reply when a problem arises and Joe has already been paid? After the scaffolding and plastic were taken down, the uncured Dryvit was exposed to the rain which can affect the bonding of the finish to the wall and the overall strength of the finish. Now in some areas the finish is cracked and in some areas the finish bubbles when it rains. Shortly the bubbles will just crack and the finish will peel off the wall. Joe Vance was in a hurry to get the scaffolding back to the equipment rental place so he did not care the finish was not cured.

My experience with Joseph Vance and Vance Construction was very favorable, from first contact (when he answered the phone on the second ring) to the completion of the job, which involved patching and painting stucco across the entire front of the house, sealing and painting cedar trim boards all over the house, and painting the gables, which peak out at over 30 feet above the ground. He clearly explained what he was going to do, how he was going to do it, and why it needed to be done. After having spoken to a couple of other contractors, I realized that, based on Joe's professionalism and very competitive pricing structure, hiring Vance Construction for this job was a very easy decision to make. Joe and his crew arrived on time every day, worked efficiently and without interruption, and left our property exactly the way they found it. Bottom line- I would hire Vance Construction again without hesitation, and highly recommend them to anyone in need of their expertise.

Joe was very responsive to the bid however once the work got started he was not always on the job. I had the bathroom off of the master bedroom renovated. The work site was left a mess on a daily basis, trash, cups and material scraps-full garbage bag left in the bedroom . He set up the tile cutter in the kitchen however did not cover any of the furniture or cabinets and left my kitchen a huge dusty mess. I pushed the tile cutter to back porch myself to get it out of the kitchen and it took hours to clean up the mess. Even after asking him to cover the furniture he did not. I had some painting done at the same time and he removed the plastic from the furniture to put under the tile cutter however never covered the furniture. His team demonstrated very little regard for being in my home. The tile was installed nicely however the price quote for the shower tile installation changed, almost doubled once he got into the job from $865 to $1315 - however the size of the shower did not change and I bought all the tiles and the flooring materials, the lights, the ceiling fan and the vanities. He did not measure the correct size of the vanity to the placement of the mirror and outlets and when I went to hang the mirror, it coveredr the electrical outlets. Instead of the outlets being on the side of the vanity, they are over the back of the vanity. Poor job measuring overall - he asked me to buy 135 sq ft of floor tile-I bought 105 and I had 12 sq ft left over. A hole was left in the wall and in the ceiling where the wiring was threaded for the ceiling light which means I need to find someone else to finish the job. He threw away the hardware to the shelve units I had. It was his first time installing a heated floor however he threw away the warranty and instructions to program the thermostat. Very expensive quote to paint-($800) considering the room was tiled halfway with the shower, closet and window taking up at least another third of the walls. I had to remind him to finish the floor and place the threshold otherwise I don't think he would have done it. This job was very expensive and the attention to detail and professionalism in finishing the job was not there. VERY POOR I had some painting and drywall work done by Joe last year and he did a nice job. I have a lot more work to do to finish the renovation and there is no way I could consider him. I certainly learned to double check the invoices from a contractor and to be certain not to have them do any work without a price quote prior to starting. I am very disappointed. I would not recommend him.

Beautiful plaster work on the ceiling, I'd use them again in a second for anything plaster. The rest of the work was well done, but not perfect with little details; however, they were very kind, responsive, and punctual.

We apologize for those difficulties. The day of the appointment we called to confirm as discussed. I always call before I drive out for estimates in case the appointment is forgotten by the client. This day I called a few times and no one answered the phone so I did not drive out.
Could not be Happier with the outcome. I called and left Joe a message upon receiving voice mail, within 24 hours we were speaking at length about the details of the project. Joe came out when he said he was going to (a lost art in itself) and we were able to discuss the scale of the project, along with any ideas to help keep some costs down as this is a rental property. A little over a day later Joe had a full quote for me which he did get in as promised before an extended out of town weekend. We worked out a price and agreed to meet early in the following week (the week of july 29th) for signing of the contract and to pay the deposit. Again, on time and stuck true to the numbers. Added bonus: the work was able to begin the following afternoon, and continued up through 8/5/2013 and looks great! There was a small amount of plaster work that needed repaired in an upstairs bedroom closet, which after prelim demo some rot and damage was discovered, which to their credit, the team members took the time to re-frame & repair the damage. We agreed on a small change order (material) for this as we could not have foreseen that issue and i think this speaks to Vance's fairness in pricing & commitment to producing quality results (i know some less reputable groups would simply have covered the damage with plaster and skipped the extra effort needed to leave a lasting impact). Needless to say it now looks outstanding. This company puts forth the type of effort and quality you would expect from an outfit bearing the names of its owner. Highly recommend to anyone
Description of Work: Joe and his team were tasked with two separate tasks, one was to tear out, patch & replace damaged stucco brick veneer on all four sides of my 2 story rental property. The second was to tear out/re-frame/board & plaster a water damaged closet in an upstairs bedroom. I called Vance Construction late one evening and the owner answered my call. He took my information down and called me the following morning to say he would be stopping by to review my job. Although I could not meet him, he took the time to look at my request and call me with questions while on-site. He followed up less than a week later with a full estimate.
Description of Work: I requested an estimate from Vance Construction for an exterior wall stucco repair job. The stucco on the side of my house had developed a crack and it was beginning to bulge near the area. Although the service was not performed, the work was quoted to cost around $1500-$3000.
Joe Vance and his crew were very punctual, professional and their quality of work was excellent. I have dealt with a number of contractors in the past; some of them family members and have had my share of bad to mediocre experiences. Joe and his crew were here for almost three weeks, they never missed a day with the exception of weather. Joe always kept me appraised of any possible problems and in regards to the progress of the job. They completed the work in a very timely manner and to my specifications, their work ethic was excellent and with the exception of a short lunch Joe and his crew were always in motion. They were maticulous and ensured that the work was done properly. I trusted Joe and they were frequently here alone; I consider myself a good judge of character and I never got the feeling that I was being taken advantage of or lied to. Joe was offering a fair days labor for a fair wage. He answered all of my questions in a knowledgable fashion and even made himself available after hours in case my wife and I had further questions, concerns or wanted to inquire about possible changes to the project. I would and have recommended Vance Construction to friends and family; they are a good group of guys that do quality work. My wife and I are very happy with the outcome of our job.

Our experience with Joe Vance was a pleasure from start to finish. He was prompt, knowledgeable and courteous when coming to provide us with an estimate on our job. He seemed to sense we were anxious for an estiimate so he was able to come the very next day. We felt comfortable from our interaction with Joe during his preliminary visit. Joseph responded right away and met me at the property the next day to give me an estimate, which was very reasonable. He and his assistant were able to start the work just a couple of days after I called to schedule. They were very professional, did a beautiful job, and cleaned up after themselves. The final bill was exactly what the estimate was, even though he did say that he had to use more mud than he expected. I will definitely be calling Vance Construction again for other repair/remodeling needs.
