Jeff Dapp was amazingly caring, professional and beyond helpful to our situation!  We listed our house in June, we got a contract in just 2 weeks.  Everything was going perfect, the usual phone calls from Jeff and assistant Sarah to get thing done and signed prior to closing but the unforeseen happen... the closing date was pushed back FOUR different times by the buyers lender, what a nightmare and domino affect that caused our family.  Movers had already taken all our belongings, including all our 4 year olds toys and furniture. The mail was already being forwarded to the new address so receiving mail was impossible.  No cookware, so preparing meals was impossible and eating was even worse as we had to sit on the floor for each meal. This headache went on for 7 weeks while the buyers lender kept stalling.  In the meantime, "Superman Jeff" came in to save the day.  What an amazing human being, with such a huge heart and more than willing to help in EVERY bit of the situation we were in.  He made sure to call us DAILY just to see if we needed anything, to keep us updated on every inch of the stalled paperwork and worked closely with the buyers realtor (not easy to contact) to make our nightmare a more pleasant stay (from organizing hotel stay, getting our lawn cut weekly, etc.)  Our Superman Jeff made it a point to call the buyers lender daily to get us an update on the progress, this is not your typical realtor, he actually cares about his customers.  He had no right in medaling into the buyers paperwork, that is the job of the buyers realtor to give our realtor (sellers realtor) updates on what is happening.  Oh no not Superman Jeff, he wanted to make sure he got all his information firsthand so there were no more delays in our nightmare of a sale.  He even made sure to speak daily to the mortgage supervisor who oversees the department, not the loan originator.  After a while, he also gave us options of keeping the buyers or moving on to list the house again.  He was very thorough in giving us all the possible options so this does not extend longer than need be, but at the end he always sat down with us and gave us "his" best advice.  We are finally moved in to our new home in Florida and can't be happier.  It was such a dreadful experience and it could not have gone any smoother without SUPERMAN JEFF on our side!!!  We are so grateful to have him on our side the entire way.  Words can not express how happy we were and how communicative he was at every point & step of our long dreadful process.  I repeat it again because he truly is a diamond in the rough.  He is the realtor of all realtors, SUPERMAN JEFF :)

Both the Joy Daniels Group and Christy Hartwick showed tremendous professionalism, knowledge, and did an outstanding job in coordinating the preparation of the estate property for sale! Christy did a wonderful job overseeing vendors who did extensive painting and carpeting and flooring renovations, as well as electrical and landscaping… She made it so much easier on the seller dealing from afar! Just a tremendous job and very easy to work with!

We had used another local realtor to list our house and that was a huge mistake. We should've gone with Joy Daniels right from the get-go. I would like to estimate that my wife and I lost out on $40,000 - since we didn't go with Joy. I'm kicking myself for not going with our first instinct - which was to list with Joy.

Listing my house with Joy Daniels was a great decision. I had it on the market for six months with another realtor and did not have any serious offers and only about 1-2 showings a month on average. With Joy Daniels we had nearly 10 showings in the first week and several more every week there after. Our house was closed within 3 months of listing with Joy Daniels. I would have saved a lot of time and money if I would have listed with them in the first place.

We had not purchased a home in quite a few years and were not comfortable in the current housing market procedures. Corinne Hankins and Joy Daniels Real Estate Group took the time and care to make the process of long distance house searching a very pleasant and enjoyable experience. We were in constant email contact with Corinne for at least a month before we made the 1400 mile trip to look at homes. Before we made the trip we had viewed and discussed multiple listings, narrowing our search locations and desires. She would send updates and we would send her listings that we found online. Corinne always gave immediate and honest opinions, positive and negatives, doing all the research. This was before we had even met in person. We definitely had found a friend in the business. Due to family obligations we only had one week to physically search homes and Corinne was prepared and dedicated to our needs and timeline. Bottom line we found the perfect home for us and Corinne took over from there negotiating a wonderful final contract within days. Corinne also arranged all the necessary contacts and oversaw the details of inspections, etc.

My agent, Rich was absolutely worthless, I did more work them him.
His answers to my emails were short and done in a way like I was a realtor and should understand his answers. Did not directly answer questions. Had to ask 2 or 3 times to get an answer. All he did was and quot;Rah- Rahand quot; his company but he did nothing, which I constantly told him. He just wanted to post the house on the internet and wait for business to come to him. I had to go over his head to Joy Daniels to get help.
When given the list to inspect I had to make changes 3 times before they got it right. It was like dealing with high school computer students.
After 4 months he wanted me to counter offer and quot;MY ASKING PRICEand quot;. When I asked another realtor what that meant, he said it's a realtor that's not doing his job. He said I should get rid of him.
At settlement he sat next to me and did/said nothing. When it was over he said thanks and walked out and got in his jaguar. The buyer got a bouquet of flowers from her realtor and a large jar of candy with a bow from her mortgage person.
I got nothing! Not even a key chair.
It took 5 months to sell my house. My neighbor up the street sold her house (with another realtor), got 3 offers and sold it in 4 days.

We unexpectedly needed to move from Texas to Pennsylvania in a few months. Unable to get up to Pennsylvania before the move, Joy Daniels Real Estate helped us find and purchase a house for us, without us ever seeing it! They even toured the house for us, sending us pictures, giving us their honest opinion. They then arranged a complicated rental with agreement to purchase contract that covered our first 6 months in PA as we were job hunting. They made the process so simple, their communication between Texas and Pennsylvania was amazing because they used "cutting edge" software for signing contracts, amendments, etc. We had no Fed Ex deliveries of paperwork, etc. It was all seamlessly computerized! Will absolutely use Joy Daniels Real Estate if we ever move out of this wonderful home!

It went very well. They are always professional! The house will be going on the market in a few days! I will have an update soon hopefully for a sold home! My agent met me at the house and we discussed everything that was needed. I dropped it off at their office and the staff was very professional and friendly. No one was "too busy" for me when I was there.
