He arrived on time and checked things I never thought about. The did a year follow up. I was impressed with the care and knowledge they have. I was treated like a person and not a number. They would be my first choice to use if I need them again or will give their name to friends and family who need their service....

Well I had heard good things about this guy from my realtor and then i saw a good review on here.  So I thought I was getting what everyone else suggested. A thorough inspection and he walked you through the entire thing. Not what I got...
First I was told by the assistant that depending on how long it takes, would cost be affected. She said a typical home inspection lasts about 4 hours but if it should be shorter (an hour, or hour and half) they would refund partial payment(around $50.00)
I was sent a text message the day before to be there promptly at 9:15 and to expect it to take 3.5-5 hours. Now this house is right behind my mothers and I get a call saying he is there at ten to 9 and is on the roof. I immediately head over. He introduces himself, goes through the paperwork to get my signature and says feel free to roam around while I do my job. I was immediately put off by that. I was hoping he would go through things like everyone else suggested and he didn't. 
 He took phone calls during his inspection, at one point he spent 20 minutes chatting on the phone with someone. I waited in the kitchen while he was finishing up in the basement. He came up and I said well that wasn't too bad, it only took just over 2 hours. At which point he was like oh I was here before 8... I never got a call saying he would be early, as a matter of fact I was to meet him and go through the inspection with him. 
I would not recommend him to any others looking for a good, personable home inspection guy. If you want to pay a lot of money and have him explain nothing to you then go ahead and use him!

Prices were inaccurate, based on misleading pamphlet, due to the age of the house. However, even though the included pest inspection should have cost 50 with a home inspection, we were charged 60 dollars instead (the cost without home inspection.) The inspector missed several issues with the house, including foundation damage that wasn't referenced at all, broken window pane and various safety issues that another inspector ended up recording for us in detail. Nearly all items on the report (sans the roof) were things that were visually accessable and apparent and were nothing that couldn't have been noted by a home buyer with a good hour of detailed personal inspection. The majority of the report itself was a bunch of copy-paste legality about what wasn't inspected and couldn't be confirmed. We were expecting a detailed report concerning any issue the inspector would find, but at most they were a sentence to two sentences in length followed by a paragraph of the above legal statements. Overall a tremendous waste of money that could have been put towards closing costs or a thorough inspection from a company that cares.

The brochure we were given says it costs $60 for a pest inspecion without a home inspection. I called an scheduled, with a receptionist, for Mr. Koloskee to come to the property. He called me a few days later to get some final details and said the price would be $75. I figured that was fine and due to us living out of his county. We then received our bill in the mail and it was for $95!! That is $35 MORE than I had originally planned for, and with me being out of work right now, every little bit is being accounted for. He claimed he was unable to get into numerous areas and even inspected the dilapidated garage than I specifically told him we were demolishing and that he did not need to check it. I was just very upset that for what little he did inspect, it cost us close to double our budgeted cost! FRUSTRATED!!
