Please note that the costs above did not include the cost of paint and stain, which we paid for ourselves. Actually, the stain Rance helped me select had to be ordered online (by me), as it was unavailable in local stores.
Rance spent a lot of time sanding and otherwise preparing our porch floor, which had not seen a new coat of paint in 11 years and was peeling badly. He does beautiful work on the paint. He took samples of colors that I had, and he matched them up well. He didn't charge extra for painting the vertical post parts of the railing a different color from the horizontal parts. (This is what took me a million hours 11 years ago, when I did it myself!)
Again, on the back deck, he was painstaking and thorough.
These jobs had to be worked into the weather schedule, so be aware that any outdoor work might get delayed by rain (or cold), as ours did a little. But this was out of his hands, and I am perfectly satisfied.
My impression is that he prefers remodeling or more creative work than straight painting--again, he's a creative, thoughtful guy--but he was happy to do our straightforward repainting job as well.
He is very honest as to what he can conplete. He did the best he could on the brick and gave us suggestions on further action we could take.
We were most impressed with Rance's attention to details. His measurements, detailed design drawings, applying for permits and building to code, getting everything level...he does it right! Rance was also very friendly and offered helpful advice on other minor fixes that were brought up in conversation. He was very punctual and kept us aware of his schedule-- for example, if he knew he wasn't going to be there one day he'd let us know ahead of time. The entire project was completed (including cleanup) in 11 work days (a little over two weeks after the beginning of the project). He finished early and under-budget, something we've never experienced from any other contractor!
Rance's professionalism, quality of work, honesty and friendliness make us happy to recommend him to anyone and we will definitely be contacting him again for future projects. We truly can't say enough good things about our experience.
Main front door was adjusted to compensate for house shifting, and new weatherproofing installed. Existing storm door was replaced, and all trim re-installed or replaced. Some painting was required to finish trim.
Back storm door was replaced, and small awning cover fabricated and installed.
Back window, with much rotting trim, was replaced with window we purchased, new frame installed and some plastering done. Some supporting structure had to be repaired/replaced. Some trim was left for us to paint.
Overall work was entirely satisfactory. A little more attention to finishing would have been nice, but there was nothing left that we couldn't do.
Before Rance, we tried two companies we found on Angie's list. The first company refused to do roof or gutter and quot;repairsand quot; only replacement. Our roof still has about 5 years life in it, and we can't afford to pay for a new roof and gutter due to some minor ice damage from last winter. The second company said they would do repairs, but sent an estimate for a new roof. We called the second company and tried to explain again what we wanted. The second estimate again came with the new roof price. We had pretty much given up getting the repair work done. We were praying that we could hold out a few more years. Then a friend told us about Rance.
Rance does excellent work. He is very professional. He comes on time, and he works. He is very focused and efficient. He accessed our roof from the bathroom window. He put a covering over the floor and cleaned up after he was done. The paint was red, and you couldn't see a speck of red paint in our bathroom after he was done!
The deck was built according to what I wanted and the requirements of the township.
He then painted the bricks. Everything was approved by the building inspector.
I am well pleased by his work.

Written proposals were received from three handyman service providers found on Angies List. R.M. Construction (Rance McKeithen) was chosen based on reputation, knowledge, presentation and price. References were called. Official contractor registration was obtained from the Pennsylvania Office of Attorney General's Bureau of Consumer Protection.
A contract was executed detailing the work to be performed, start and end dates, and payment schedule. It was followed.
As agreed, I bought all materials direct from the supplier (Home Depot) and contracted for a dumpster (Allied Waste Services). Half the labor cost was paid at the agreed 50% completion point and the remaining 50% on satisfactory completion of the work. I felt safe with this arrangement. It was proposed by the contractor.
I am very happy with this work. The repaired shed looks like new. The new pool equipment shed, designed by Mr. McKeithen, looks good and is much easier to use than it's predecessor. Mr. McKeithen was very reliable and kept me well informed of his progress and schedule. No change orders were needed.
