Frank Zadlo and his small core on-site crew, under the capable management of master carpenter and jack-of-all-trades, Ted Huck, were a dream to work with. They knew what they were doing, were attentive to detail and prompt responding to questions or concerns. They were continuously on-site with no gaps in service. Clean-up was meticulous and they were solicitous of neighbor concerns in this compact and attentive neighborhood. We had an agreed-upon deadline date for our move-in and they were very focused on meeting this. Frank provided us helpful support to make the decisions I and my wife needed to make to keep the project on schedule. Pricing was a negotiated percentage above basic and subcontractor services. Initial estimates were heeded and inevitable add-ons and changes carefully documented with detailed periodic accounting statements. Frank Zadlo prides himself on his availability and attention to follow-up after a job is completed and he should be. I've called him about several minor-to-moderate concerns and issues and his response has been consistently obliging and prompt. Rather than detail the issues, I offer that some problems are almost inevitable following a project of this magnitude. What you want is not excuses and evasion but a contractor who recognizes that some issues will arise after almost any job and who will step-up and fix the problem. Description of Work: We remodeled the entire first floor and a finished basement, as well as an exterior courtyard, of a 200+ year old Society Hill row home in center city Philadelphia. This several-month project included installing a new kitchen and re-orienting and opening up an interior staircase from the basement to the second floor. A new front interior entryway was created and new built-in dining room cabinetry, ceiling lighting and lighting controls, as well as a new fireplace mantle, were installed. In the rear, a new bay window and a french door and separate glass door installed. In the basement, utility doors were disguised and the large space sub-divided with new closet space installed in an exercise room and a plush theater room created . The exterior courtyard required jack-hammering out old concrete and installing new flagstone with perimeter planters with careful attention to drainage. Principal, Frank Zadlo, is an accomplished artist/sculptor who brings as strong and useful aesthetic perspective to the job and worked well with our architect to enhance our project.

Zadlo's crew was unbelievable. They were polite, efficient, clean, on-time to the minute every day of work. They had a port a pot delivered so they would not need to use our home, the dumpster arrived and I had a fear that we would get a graffiti laiden dumpster etc. The paint on the dumpster looked newer then the paint on my car. The work was outstanding, better than I could have anticipated. After replacing two roofs and putting on the new roof we did find one nail......1 nail, in the flower beds, absolutely none anywhere else on my property and I know they replaced and added thousands of nails doing the job. It was impeccable. They even took our garbage cans back from the curb for my wife because they saw her coming home with the kids and knew she had her hands full. Zadlo is a true General Contractor - he would fit well for any project involving multiple disciplines. I did NOTHING, no permits, no shopping etc. he did it all, I didn't lift a finger or worry about anything.
Description of Work: We had extensive damage to our house from the winter storms on our roof and the stucco on the side of the house and our chimney. We also had most of the gutters fail from ice damming during the storms. In addition we wanted to change the look of the front of our property and add a smaller roof with posts to dress up the front of our property. The roof damage was extensive, there were two layers of roofing and damage had occurred that caused the plywood to need replacement on most of our roof. This was not a typical project for Frank Zadlo because he really specializes in remodeling dream homes for people that want to celebrate their successes in life. My wife and I are younger and earlier in our careers than most of Zadlo's customers but he took the job because it was a referral.
