We had mold from water infiltration all over everything. There was actually water on the floor when we opened the door. We lost a couple thousand dollars of replaceable items, and some irreplaceable family keepsakes, from the mold. The owners insists they have never had any water leaks before, but refered me to the rental agreement, which absolves them from any responsibility for water damages. She said this provision was in the agreement to protect them from Acts of God that they couldn't be expected to anticipate or provide for. I have no issue with that, as an Act of God loss would have been covered by my insurance, but there was no such event here. They just rented me a leaky, poorly constructed unit. I felt I had every reason to expect my goods in their care to be kept dry, but they don't see it that way.I had multiple conversations with one of the owners and she kept referring back to the contract saying they weren't responsible, and that basically, I was out of luck. As there was no Act of God (strom, wind, etc) that caused the loss, State Farm also rejected my homeowners claim. Seems to me that a reasonable expectation when you rent a storage unit is for your items to be protected from the elements. CBSS doesn't agree.

"We certainly understand his grievance. CBSS takes pride on maintaining a clean and secure facility for our tenants. However, there are certain things which remain out of our control. The rental agreement which he had signed, stated that his belongings should be placed on wooden pallets and that he should obtain a self storage insurance policy. It also states that we are not responsible for any loss or damage to the contents of his storage space. He had informed me that his homeowner's insurance company would be calling, and he asked if I would speak to the representative on his behalf. After having the unit thoroughly inspected inside and out, including the roof, gutters, downspouts, walls, and floor; it had been determined that there was no possible way for water to have entered his space from the outside. Something which remains out of our control is if a tenant stores liquid containers in their storage space. Liquid may have either spilled from within the tenant's own space or from a neighboring space onto his contents. Nonetheless, precautionary measures were ignored by him. We feel for our tenant's circumstance, however the Rental Agreement is in place for instances such as this.
