Horrible, horrible incompetent people work here. The so-called "Settlement Officer" forgot to sign the proceeds check that was being sent to my 82-year old father living in an assisted living community that was in lockdown due to Covid 19. It was already sent a day late, and when asked to replace the invalid check by wiring the funds or simply to deposit the check for him at the bank around the corner, she refused, citing regulations. Are these the same regulations which permit you to send out unsigned checks to people? My father already had to get exceptions made for him to leave his facility in order to go to a notary for the closing, then to go to the bank to deposit the check---the UNSIGNED, not legal-for-tender check---and NOW he's supposed to risk his life further, with risk increasing exponentially daily because someone doesn't do their job right but then cites regulations when it comes to ways to fix it? Pathetic. Keep an eye on these people for every step. They only care about covering their ***** or their own incompetence.

The mortgage company was horrible. They approved a mortgage and we sent them everything they asked for, but the day before the settlement they asked for information from us that we could not bring within 24 hours.The title company allowed the purchase of a house when there was a lien on it. Do not use!
Description of Work: In the sale of a house, used them for mortgage and title.

Originally I was seriously considering buying title insurance through an on-line company, which offered much lower rates. However, since I was a first time home buyer and I didn't want to do much work myself, I ended up using Trident, which is part of the Prudential Realty family and was recommended by my real estate agent. The whole process went very smoothly. Trident worked closely with my agent and my mortgage broker. I was kept informed of all the paper works, and there was almost nothing I needed to do on my end before closing. Closing was smooth and we were done in less than an hour. Overall, it was a good experience.
Description of Work: I used Trident Land Transfer for title insurance and settlement service for my new home purchase.

Karen Long, Settlement Officer Trident Land Transfer Company 601 E. Baltimore Pike Media, PA 19063 Telephone:? 610.892.5772 ? Ms Long was both unprofessional and rude. My bank sent me a document immediately prior to closing on my house. Ms Long became visibly annoyed that my downloading and reviewing the bank's document (which was related to the closing) was delaying her finishing the closing. She even stated that I was delaying her from closing on other houses (I later found out that she had no other closings that day). I was uncomfortable with the overly-close relationship between Prudential, Fox & Roach Realtors and Trident Mortgage, Trident Land Transfer, and Trident Insurance Agency Companies. I chose to utilize a larger bank, that I had a long-standing relationship with, to finance my home purchase and to utilize an insurance company, with a more established reputation, for my insurance needs. Incredibly, Ms Long expressed her displeasure during the closing, and in front of the sellers, about the fact that I did not select Trident Mortgage. Despite numerous reminders from my real estate lawyer, she failed to file my title with the county correctly. My lawyer also found a number of inappropriate "junk" fees related to the closing, that were removed once I pointed them out. I have purchased numerous houses in the past, plan to make additional purchases in the near future, and will never utilize Trident Land Transfer Company for closing again.
