The price was very high considering an original estimate of 2 hours of work for 1 foreman and 1 labor. There were two labors and it took them 2.5 hours and now the total work hours was 7.5 hours instead of 4 hours. Since there is an extra laborer, two are always standing and watching while I'm paying for them. The owner Joe was very rude to me when I wanted to discus about the billing.

The work is now out of warranty, but I expected that this type of patio would last as long as my house. Unfortunately, my expectation was wrong. One of the sitting walls is now leaning over so badly that the blocks are separating and there are inch wide gaps between the bricks. When I put a level on the wall, the bubble is all the way to one side. The built in grill has sunk approximately two inches and is also listing forward so badly that the level bubble is again all the way to the side. The patio and quot;floorand quot; is uneven around the grill and sitting walls and when it rains I find small piles of sand on the ground around the edge of the patio. The sand seems to be leaching out. This was for us an expensive project and I really thought it would last more than eight years. I have contacted J Downend and was told the owner would and quot;absolutely notand quot; do any work out of warranty. I have recently had two other hardscape companies evaluate the patio for repair purposes, and both stated that this does not appear to have been properly constructed.

Excellent. put in new drainage system in addition to what I asked for. Had to go through major tree roots. The laborers were awesome. Hard workers and polite. No complaints still looks great.
