The appraiser (Eugene Pasymowski) used comparable single homes that I would consider out of scope.  Of the 13 comparable homes listed, only 5 were Ranchers (as the subject property) and 8 were split-level homes.  Significant homes (ranchers like the subject property) in scope of the appraisal were omitted in the appraisal to lower my pre-flood market property value. | |The appraiser used comparable homes sold after Hurricane Irene.  Of the 13 comparable homes listed, 5 were sales after this event and this was supposed to be a pre-flood appraisal. These sales should not be considered due to the events of August 28th, 2011 to estimate the pre-flood market.
