Immediately he encountered unexpected 10" think concrete floor which caused extensive labor to go beyond the estimate. He also dealt with structural issues in the base blocks on 2 walls that he repaired by adding structural steel members. The combination of conditions caused his estimate time of 8 to 10 days to became 16 actual days on site. DISPITE THESE ISSUES HE NEVER CHANGED HIS CONTRACTED PROPOSED PRICE. Getting it right was as important to him as it was to me.
The basement has leaked and been moldy and damp since I moved in 13 years ago. Several efforts were made to solve the problem and all have failed. Since the completion of this project heavy rain conditions which previously would have lead to extensive leakage left MY BASEMENT DRY.
I had a significant range in quotes, his quote was one of the higher priced but was well worth it. I believe another less expensive contractor probably would have increased their price when they encountered the floor depth and the structural issues with the walls.
While the price seemed a bit high for the size of the basement, I previously witnessed a basement drainage system being installed by a different company. There was little comparison to the job done at my home. My basement is clean and dry, while the other has to have a dehumidifier in operation 24/7.
The 10% discount offered in a mailing helped to get my attention. The presentation by David Kidd helped convince me that they were the company I should hire. The completed job confirmed the choice!!
The basement of this particular building had an existing sump-pump system, however, sitting empty without power and a functioning pump allowed the basement to get wet and stay wet, for years. This resulted in the worst smelling, looking, and feeling basement I never want to see again. There was so much humidity that the wallpaper upstairs was falling off of the walls.
The first day of work for Mr. Kidds' crew saw the arrival of a large dumpster, followed by the demolition team. They tirelessly, day after day, ripped out all of the partition walls, bathroom fixtures, studs, panelling, wiring, shelving, flooring, and everything else that was not a structural component. Amazingly enough, each day they swept-up behind themselves, even though the next day would just bring more dust and debris.
Before the demolition was complete, a couple of workers set about the task of jack-hammering and digging a french drain 18 inches deep around the perimeter. That was a lot of work, they had to carry the rock, dirt, and concrete outside in five gallon buckets. When they came to the one wall that had bowed inward slightly, they dug two deeper foundation pads, to support two steel I-beams bracing the wall. The french drain trough was backfilled with clean gravel after the drain pipe was lain.
When all of the demolition was finished, they sprayed a treatment on ALL surfaces to kill any lingering smelly organisms After that point, the basement progressed into a liveable area very quickly. Two sumps and pumps were installed, the walls were treated with a waterproofing coating (they also did a few clever mechanical tricks to help with any future water issues, but I think those techniques are rightfully proprietary.) In addition to treating the exterior perimeter walls, they painted the rest of the concrete block white, even though that was not part of the contract we had signed.
The entire process was enjoyable to be a part of, we could go down to the building every night and see the progress as the project unfolded.ere way.
At the end, they cleaned up, vacuumed, installed two dehumidifiers, and were on their way...until it poured down several inches of rain and I discovered two small damp spots (damp, not wet) around a cast concrete stairway, and at the exterior basement entryway door. This was the best part. The firms owner quickly sent two guys to fix the problems. No hassles at all.
My experiences with Kidd Enterprise has been professional, timely, and enjoyable.
I'd use them again.
We have an older home so they had to do some extensive work. They had to take out all of the paneling so they could seal the walls and dig the trench system. They have their own self contained sump pump and their own type of coating/sealing that they put on the walls. They also cleaned any mold and mildew that was behind the walls they took down.
They did what they said they would do and the men were very courteous, let us know when they would be there, and were very professional.
