However, for new construction, a 1-year home warranty is customary but in this case the home sat vacant for three years during a down market. Homes are not selling and prices are dropping so inventory waits for a buyer. As a home sits for three years, someone has to take care of its maintenance. Was it the owner and land developer Michael Jambrosic or the realtor Gary Patton's responsibility to repair and clean up the water stains from leaking roofs, leaking windows, leaking deck, settlement issues, etc. Michael Jambrosic has named Gary Paton and Castellum Realty in our lawsuit to try to avoid financial responsibility for reconstruction costs in excess of $300,000! New construction does not mean that it is good construction. Everyone from the builder and the manufacturers are cutting corners in this down market. Inventory is sitting for years and owners are looking to off load these bad investments. Buyer beware and know that even though you may get a warranty and a disclosure, getting people to own up to their mistakes is expensive and a very long drawn out process so we ask people who watch our video to spread the word to let builders and manufacturers know we will not stand for this gross negligence. They need to be held accountable and reimburse innocent homeowners for the ramification of their cost cutting decisions.
