I called ComfortSpec and immediately was able to set up a date for an inspector to come out. We are purchasing a home and it needed to be done quickly so this was one less thing to worry about. They gave me my estimate and informed me of what each test would be as well as sent an email with the information. They also let me know what was expected on our end. The inspector came out and was very professional and informative about what he was looking at and where things were for the home as far as shut offs and electrical panels. The report was sent to me quickly and designed to help me understand the findings.

I met the inspector at the inspection so that I could have the opportunity to discuss the results of the inspection and ask any questions I might have. Nick was very good at explaining his findings and was helpful in helping me understand what my options were if I wanted our needed more information regarding necessary improvements or desired upgrades. His inspection was thorough. He did not rush through the house, he was deliberative and when an issue arose regarding a non-working appliance, he made every effort to try to get it to work before concluding it was inoperable so he was fair to the sellers in his assessment. Overall I felt very good about my decision to choose ComfortSpec. The inspector arrived on time and was thoroughly prepared. The report was ready way sooner than I expected which was great. In addition to the inspection, you are given free perks which can really help you with your move and save money through their partnership with Porch Light. The price was very reasonable in comparison with other quotes and I happily recommend ComfortSpec. I am an actual client and I was not asked to give them a positive rating.

Aaron, the inspector arrived a few min before the appointed time. He introduce himself and shook hands, after we entered the home he explain what the procedure should be. He immediately set out to do the task, I followed him and he is very informative. Aaron was extremely thorough, i felt very confident. He also performed an insect inspection at the end, he gave me a folder to help me make my move as easy as possible. It contains check list and vendors they recommend. I would encourage anyone to use this company.

The two inspectors were fantastic. They arrived early and actually beat us to the property to get a few things set up. They have explained everything they were doing and what they were seeing along the way. We couldn't have asked for more personable inspectors. The report itself was emailed later that night. It was extremely thorough, contained many pictures of the house to go along with the write up, and even provided recommended service reminders for home systems. Fantastic job!!

That is the list of what work needs to be done and i sent the request to the seller. ComfortSpec knows what to look for and are very knowledgeable. I paid an additional 90 for a mold test which came back positive.

Since my husband and I are first-time home buyers, we wanted to make sure we had a thorough inspection of the house we were buying. ComfortSpec is A Rated on Angie's List and has great reviews, so we thought we made the right choice. The first day we were living in our new house, we realized the toilet wasn't flushing properly. The house is about 40 years old and we figured the pipe was clogged. We bought a snake at Lowe's and my husbandsnaked the pipe, but came up with nothing. At this point, we figured the clog was too far down the pipe for us to deal with, so we hired Roto Rooter. For about $300.00, Roto Rooter ran a camera down the pipe and told us what the inspector should have told us in the first place, that the pipe running into the septic tank was BROKEN! The first thing the gentleman with Roto Rooter asked was "Did you have this house inspected?" We immediately contacted ComfortSpec and sent pictures of the broken pipe, but it still took another week (and way too much back and forth) for ComfortSpec to own up to their mistake and get someone to our house to fix the issue. This left my husband and me in a house with a bathroom we couldn't use AT ALL for 17 days! Obviously, I WOULD NOT recommend ComfortSpec to anyone, let alone first-time homeowners. (We also have an electrical issue the inspector should have seen which makes our house a fire hazard literally 24 hours a day, but I haven't heard anything from ComfortSpec about that issue, so I guess my husband and I just have to take care of that ourselves!)

The inspection went very well. When I arrived, the inspectors were already up on the roof. Aaron came down to introduce himself, and then walked my realtor and me through the house to show us the things that would be on the report. At the end of the inspection and walk through, he asked if we had any questions and told us that we could always go on the website and contact them if anything came up.

Poor experience from the beginning with terrible customer service throughout the inspection process. If you are expecting a thorough, detailed inspection report look elsewhere. ComfortSpec has an excellent marketing departing which claims price matches as well as money back guarantees if not satisfied. Don’t expect for them to follow through on either, as it is purely an advertising scam. Not to mention, a phony 90-day warranty which when pressed on, means absolutely nothing.

The home we are purchasing is in another state, we were not able to be there for the inspection. Our inspector was Vincent, we were sent a VERY detailed report with pictures the next day. The inspection included Radon testing and wood destroying insect inspection since we'll be moving to PA. We are very pleased on the timeliness and the recommendations given in the report. We would definitely recommend this company!!!!

It was absolutely amazing. I am grateful for the great inspector that inspected the property. He was very Knowledgeable and answered any questions we asked. For a first time home buyer I felt very secure and well taken care of. I would choose them again in a heart beat!

We had the home inspection + the inspection for chewing insects. I was very thankful for the thorough inspection report he provided us with and 10/10 would hire again!
