THE DAY my husband and I closed on our new home we found a leak in the kitchen faucet when I was doing the basic task of washing dishes. This leak was missed by ComfortSpec inspectors, Jason and Brooks. That leak turned into a MAJOR issue requiring us to pay $10,000 to fix (We had to hire a contractor to fix the leak; to access the pipes, sheet rock had to be removed.) Contractor discovered cracks in the wall, which had been moved 2", and foundation -- which sooner rather than later would/could have collapsed and become an even bigger problem.
We filed a claim with ComfortSpec and it was denied, nit-picking whatever in order not to have to pay anything and make good on their "guarantee". So basically, THEIR GUARANTEE IS WORTHLESS. They accept no responsibility. Liability is all on you.
Another issue we are now dealing with is that the deck, which ComfortSpec said was "fine," is actually rotting and needs to be replaced entirely! Another huge expense for us.
If either of these issues had been brought to our attention (as they should have been in a house inspection), we probably would NOT have purchased the house.
BOTTOM LINE: INSPECTION BY COMFORTSPEC WAS USELESS.
Also, we didn't get the $25 reimbursement promised from them for our joining Angie's List and providing a review. Big Surprise.

Comfort Spec was recommended to us by a friend and we were more than pleased with their courtesy, service and professionalism.
We are first-time home buyers and were able to schedule our inspection on the date we needed without having to ask for an extension to our contract. Jason D'Amato and Brooks were simply terrific. Unbeknownst to us, the sellers and their agent were present during our inspection, which made it tough for the inspectors to have any sort of private or candid conversation with us, their client; however, Jason and Brooks were professional and discreetly pointed out issues to us without fanfare.
The reports we received from Comfort Spec are easy to understand and offer suggestions of what specifically needs to be done to address all issues of concern in their findings.
Additionally, they provided us with a handy binder with more information than we know what to do with, but are sure to find useful once we are in our new home. Comfort Spec's services go beyond the 1-day inspection and reports received, and Jason offered assistance at any time after we move in stating we could reach him via email or by texting him. This is very reassuring. We know we are in good hands and already have a necessary resource in the community.
Without a doubt we highly recommend Comfort Spec to prospective home buyers, and Jason and Brooks were top notch. THANK YOU!
"Unfortunately our inspectors are unable to see behind any finishing materials, such as the sheet rock that was removed by the contractor where the cracks were then observed. Also in the plumbing section of the report states that there was low water pressure in the home and leaks present at the bathroom fixtures so the plumbing should be evaluated and repaired as needed by a qualified plumbing professional. For the 100 day warranty to cover this we would require proof that the recommendation of the home inspector was followed and there is a receipt, evaluation or a phone number given to us of the plumbing professional the client or seller used to preform this evaluation prior to closing on the home. If the buyer choses to ignore the recommendation of the home inspector to have the plumbing evaluated and their is an issue in the future we can not be held responsible for that."
On the day of inspection, there was a snow storm so Jason ran me thru the important stuff so I could leave since I had a long drive ahead of me. His Inspection reports were emailed to me the next day.
We had Jason come back to shock the well and to do a pest treatment. He also returned to show me the important features of the house and went over his inspection reports.
I am thankful for the time Jason took to talk with us about a potential problem with water in the basement. He showed us some of the signs of a past leak and discussed some of the possible issues with the property that may have contributed to it and how it could be improved. It turns out that he was right and we were able to correct the situation.
I am happy to recommend Comfortspec to anyone needing a home inspection.
When I met Jason at the home I was accompanied by 3 other people. Jason had to field questions from all of us and did so with a smile. I watched as he went over all areas of the home thoroughly and if there was a problem or suggestion he told me about it and also wrote it in the report. I felt very comfortable with Jason and the job he did.
One thing Jason did was give me a plaque for my young son saying he checked for monsters under the bed and in the closet and all is clear. As a parent that little thing will be a big help to my son when moving into the house.

****after being in this home for 2 1/2 months we found a major issue ComfortSpec missed the is a roof leak that has had to be going on for a while because when we got someone to come out and fix the leak they almost feel through the roof because the spot was so soft. I contacted ComfortSpec and they said there is a 90 day warranty but that warranty started the day of the inspection which was done 1 month before settlement so we were about 2 weeks past the warranty period.
PLEASE ignore my review above do not use this company unless you want to pay for missed things. ******

Leaks often appear at roof penetrations, flashings, changes in direction or changes in material. A roof leak should be addressed promptly to avoid damage to the structure, interior finishes and furnishings. A roof leak does not necessarily mean the roof has to be replaced. We recommend an annual inspection and tune-up to minimize the risk of leakage and to maximize roof life., Impossible to inspect the total underside surface of the roof sheathing for evidence of leaks. Evidence of prior leaks may be disguised by interior finishes. Leakage can develop at any time and may depend on rain intensity, wind direction, ice buildup, and other factors., Estimates of remaining roof life are approximations only and do not preclude the possibility. There were also pictures capturing the staining included in the report. At the time of inspection there was staining present from water damage. We reported this and made the recommendation that a qualified roofer be contacted to further evaluate and repair the issue,"
