We gave our lender the contact info for AFA Title, and they did all the work together behind the scenes. A good Title Co such as AFA will help ensure the process goes quicker (as the lenders always drag their feet.) AFA returned everything (the HUD reports) to the lender each time within 24 hours. Then they send the closer (out of state if necessary), who was very professional, prompt, and thorough. They even volunteered to close at our home at a time convenient for us on a weekend.
I don't remember the exact cost, but it was at or below the market rate. Your good faith estimates will no doubt assume you will pay more than AFA will probably charge you in the end.
I've worked with a ton of contractors in every industry, and can clearly say AFA is as efficient and professional as any I've ever interacted with.
