Affordable Home & Building Inspections

I have used Affordable Home and Building Inspections twice now. The first home I found was a shining star to my untrained eye. Jack Flagherty pointed out the good the bad and the ugly. I turned away from that home, saving me untold heart aches and monies. I found another home that seemed too good to be true. Well, parts of it were. Jack helped me beyond any reasonable or expected amount. He pointed out elevated levels of radon, bacteria in the well water, electric wiring that had been left unattended. The team at Affordable Home and Building Inspections really are an EXCELLENT group of professionals. Irene in the office took time and explained at length, the processes for radon removal and bacteria eradication from the well water. Jerry the owner gave me his personal cell phone for any questions or concerns. I can't say enough good things about this company or the people. The service was excellent. Not only was he very honest, his prices were also very reasonable. He went above and beyond with the job, and he even mentioned that he will follow up in a few weeks to make sure everything is ok. I would recommend him.

The entire process, from start to finish, was pleasant and exceeded our expectations. Susan in the office was very friendly and helpful when setting up our appointment and Jerry had our inspection report to us the same day! He was extremely thorough and showed us everything he found and why or why not it would be a concern. Highly recommend.

It went great. I would use them again in a minute. I was scheduled to have just one of the inspectors come but 2 showed up instead. I am buying a home that I know needs some work, but they managed to find a couple issues that were more important that I had no idea existed. I also had a question about whether a wall was load bearing, and they were great about finding out for me. After the inspection, the main inspector walked me through the property, and showed me the main problems. The report was fantastic. It had pictures of everything and detailed desciptions of all the problems, from loose rails to a main girder being cut.

The owner of the company performed the inspection. Roof inspection results included comment that the roof was observed from the eaves because the roof pitch was too steep. Not too steep for a roofer and it should not be too steep for someone who is being paid to inspect it. A visual inspection from the eaves is not likely to uncover any problem with the roof. Result of the inspection was that there was one layer of shingles and some loose flashing. One layer of shingles is a given in that the house was only 7 years old.
I identified a problem in the driveway for the inspector as he was packing up to leave and he included that in his report. Having discovered the problem myself, I felt that his inclusion of the problem in the report was self serving.
The report of the windows and doors indicated that all opened and closed with no problem and that the locks all worked. When I had a security company come in today to update my security system, they found that four windows could not be opened because they had been painted close. It was not fresh paint.
The plumbing report indicated that there were no leaks in faucets and all the toilets were functioning. Two of the five toilets had continuous water flow and one toilet was blocked when we moved in 27 days after the inspection. In addition, two hot water faucets had leaks that I had to repair. Too many things that fell apart in such a short period of time leaves me the impression that the inspection could have been more thorough.
I understand that the phrases and quot;at the time of inspectionand quot; and and quot;appears to be functionaland quot; are very protective of home inspection services and are included in every home inspection report. However, for $740.00, I expected a much better inspection. Avoid this inspector.
