All the other 1 star reviews tell you everything you need to know. The aggressive replies & lack of acknowledgment to complaints and concerns are very telling of their business practices. terrible HOA

Record every conversation. Superior has engaged in deceptive business practices on several occasions. Most recently they mislead a home owner and lied during an appeal hearing.

In the past three years that my HOA has used this company they have been very hard to deal with. Their lack of organization and their customer service is poor. I would normally not post a poor review for a company as I am a business owner and I know how it can come across, however, the way they handled a payment situation for me during COVID pushed to do so. During a time when people don’t have income and are struggling to make ends meet they were going to send me to collections for missing a monthly payment. As a business owner in a service industry I would never treat my customers in this way and I feel it is necessary to let people know about a company like this. I would strongly recommend choosing a different company to work with for your community management needs.

Went pretty lousy as HOA will not be renewing contract. While Ashlyn Diets touts herself as "community" manager, nothing could be further from the truth in my opinion. Dont believe she comes by the building much, graffiiti abounds, several outside lights are off, and grounds are not swept - potentially contributing to basement flooding. Her bombastic use of capital letters when instructing (screaming in internet speak) I find totally unacceptable, as her lackadaisical approach in seeing that vendors are complying with their contracts.. 4+ months into building repairs and 8 units still do not have completed bathroom repairs. Intelligent, and responsive for sure, but not a "hands on", or "fingers on the pulse" kind of advocate you'd want in your corner from my experience as a condo owner 11+ years.. Really think Troy should have vetted a better canidate, gregarious and likeable fellow that he is.

Speaking as a HOA board member who has direct involvement with Superior's staff and management going on three years, I can state from experience that Superior has provided excellent service in all aspects of their contract with us. Their site manager is always quick to respond to questions and suggestions; Troy Rudd, Superior's vice-president is always available to give advice and has always provided excellent response when we have requested assistance, often well above that required by our contract.
To understand the contract manager's position it is critical to understand how HOAs are operated in Oregon. The HOA's board of directors is completely responsible for all decisions affecting the operations of the association. The contracted manager is hired to work at the direction of the board to provide expert services such as accounting, accounts' receivable and payable, assistance with managing architectural reviews, and to provide expert advice on matters that the board may ask for. When I read the various reviews of HOA management firms by homeowners so I see a lot of complaints that should be directed at their boards of directors. The actions of contract managers related to homeowners are very much controlled by their contract and board direction, and homeowners often don't realize how this relationship works.
Our HOA had a little more than a year's experience with another manager which we considered was less than satisfactory, so our board understands the difference between good, and what we view as unsatisfactory, service. This ain't our first rodeo, folks.

Check for reviews by members of boards of directors and check a potential contract managers references very carefully, ask a lot of specific questions; that is the only way to get a good idea of a contract manager's service.
About price - don't hire solely on the basis of price - look at service and price. There is nothing worse than poor service at a low price.
