Leupitz Pest Control is a local, full service pest management company serving the Mid-Willamette valley and greater Portland area. Family-owned and operated since 1974, Leupitz specializes in providing solutions to wood destroying pest issues such as termites and carpenter ants. Leupitz is fully licensed by both Oregon and Washington state Departments of Agriculture and the Oregon Construction Contractors Board. Leupitz provides free on-site estimates for pest solutions. Inspection and pest consulting services, such as crawl space home evaluations and wood destroying pest inspections, are some of the paid professional services provided. Pest management services offered include monthly and quarterly pest management subscriptions and specialized wood destroying treatments using all EPA-registered products. Leupitz provides services to residential, commercial, institutional, and property management clients. All of Leupitz's technicians are fully licensed by the Oregon Dept. of Agriculture. They come every 3 months, every time the season changes or before that. Twice we've had to call them because we have ants or termites in between and they've come without charge. They send the same man every time so we get used to him. They are very good and very polite and they adjust their dates if we can't be here. They are a friendly service and they are accommodating. We are happy and very satisfied with them. Their pricing is a little less than some others we've asked about. When we have a problem and call, they come the next day. They are very professional. They come knock at the door, tell us where they are, tell us to bring our animals in if we need to and ask whatever they can do for us. We have a long time contract with them.

Poor quality service, and the problem was not solved. Leupitz placed three baited traps around house: two outside structure and one under floor at crawl space access opening. Personnel did not enter crawl space nor provide any further inspection of house to investigate pest movement or ingress. Monthly service consisted of 5 minute inspection of the traps and reapplication of bait material. Result of three months service and $500: one dead rat, with ongoing problem that I'm solving myself using $20 of pest control supplies from Home Depot.

It was really good. The pricing was good; they offered a better competitive pricing than other companies and we had other problems with pests and they came out and took care of it for free. They were good. They guarantee their work.

Early on, our experience was similar to other reviewers. Our neighbors used Leupitz, and said they were the best in town and liked the service provider. Over the course of the next year, however, service became harder to get. First, the office staff proved to be ridiculously unresponsive. After my wife and I tried for three days to get a return phone call, I finally got someone and received a long winded excuse about vacations, tried to call, etc... She claimed to have talked to my wife but when I asked and quot;When?and quot; she waffled around and changed the subject. My internal warning lights were blinking at this point, but the field rep was good and I figured this was a one-off problem with a poorly trained temp employee. Over the next year, it would take longer-and-longer to get our field rep to respond. My wife became frustrated and suggested she was and quot;about doneand quot; with Leupitz. We paid and they treated, but they did not seem to care whenever we called with a problem. The final straw was last month. We found ants, called, and could not get a return phone call for two weeks. Then, I was traveling on the east coast, and my wife said she had seen a mouse in the basement. She tried Leupitz and could not get a response. After another mouse ran through my daughter's bedroom, we called again. More dysfunction in the office and no commitment as to when they could get someone there. Hearing exasperation in my wife's voice, I called. I explained that I was in a bind: I had a house full of girls and I was traveling, helpless to deal with a mouse problem. I got nothing. and quot;Sorry, we tried, but we're busy so we'll handle it when we're out there next week.and quot; I was dumbfounded. He explained they were just too busy, and I explained once again how I was stuck...traveling and unable to do much from another time zone. Nothing. I asked him to recommend another company in Salem that might be able to help me, and this is what set me off: he wouldn't do it. He said, and quot;We don't recommend competitors.and quot; What kind of customer service is that!? No follow up phone calls, no apologies the next day, nothing. More incredibly, they didn't show up the next week and told my wife that I had canceled the appointment! One time, I assume miscommunication. Two times, I assume an integrity problem. In the end, they took money under the promise they would return if there was a problem. They didn't do it. We probably had them return off-schedule three or four times over two years to address a problem, so I don't think we were demanding. They just didn't care. I would NOT recommend this company. You cannot count on them and I found them slippery on the phone. Glad others are having better luck, but I felt obligated to share this warning. Again, this is my first and only negative review on Angie's List.

"We appreciate the comments and, in this case, the emotion and frustration that was expressed in the review. The valued clients that entrust us to service their homes and business appreciate that during the peak of the pest season it can at times be a challenge to answer an immediate demand for service. The overwhelming majority of clients that we service are willing to work with us and our schedule during these times of the year and we, in turn, endeavor to respond on a first-available basis. However, whenever we received any call on the occasions expressed in this review to deal with their concerns, it had to be done immediately and without regard for the inconvenience that would result to our other, valued clients. The balance we tried to achieve between the demands of this client and the overall promises we had already made to other clients already scheduled apparently did not meet their expectations. As to the mention in the review that we didn't show up for the last scheduled service, this was because the service had already be cancelled by the client when we were asked to recommend someone else. To us, it was plainly obvious to us that we were no longer welcome to serve them. It was unfortunate that, on this occasion, we were unable to fulfill the expectations of this particular client. While it is obvious that this particular set of circumstances expressed in this review is in sharp contrast to the scores of positive reviews posted on Angie's List from others, it certainly provides us an teaching moment in how to improve our services in hopes that such experiences such as those expressed in this review are not repeated."

I evaluated the performance of the Leupitz company, who had been referred to us by another apartment building investor. Having had many years experience as a professional code inspector for public jurisdictions, and as such, I was in a good position to evaluate the quality of their performance and reporting. They provided detailed reports of the problem areas found, and provided pictures, as well as pinpointing locations on drawings of the buildings. We were working within tight timelines, and they came through for us. Their detailed knowledge of pest control enabled them not only to pinpoint those areas too, but to name the specific organisms responsible for the damage.
I was impressed with their thoroughness, accuracy, integrity and timeliness, and would have no hesitation in calling them first should such a need arise again.
