Sara A Adams was asked to do this appraisal on my behalf from my Real Estate Agent after my offer to purchase the home for cash was accepted. She never ever once contacted me during the appraisal or anytime after the appraisal. It took her two weeks to send the results to me and instead of sending them to me she sent them to my Real Estate Agent who forwarded them to me. She happened to come up with the exact figure I purchased the house for as its appraised value. She copied language off the internet in her report that stated the house was a four bedroom house when in fact it was a three bedroom house. It appeared she used a cookie cutter template to do this appraisal with absolutely no critical thinking skills. I would ask the question to her---if you went to home depot and purchased a 2 x 4 and found out the cost and then purchased the land and then built the house then landscaped it would you come up with the same figure in today's market. She just did a crappy job in her report, narrative everything just lousy and two weeks after she did the appraisal. I felt especially burned as I am from out of state and I was treated like I was stupid. I have bought and sold a lot of real estate in my day and most recently sold property in New Mexico for in excess of $650K--it was a good product and I watched the appraiser for the buyer do his job and I know he was very competent in what he did. Unfortunately, it is easy to get a certificate saying you are a certified real estate appraiser, doing the job is another story. I found her to be lazy and incompetent to say the least.
