Price was higher than others, but went with our realtors recommendation. I had them reinspect following repairs made to correct issue, and the inspector found a new (minor) issue that was missed in the first report. 3rd inspection had the same thing happen. Note that it was the same inspector for all 3, so this wasn't the case of different people finding different things. Initial report only quoted inspection based on manufacturer's current installation guidelines, without any language to explain what it meant. Initially inflexible in quoting industry accepted mitigation, as quoted by the same web site that Western refers to as their guide for inspection. They came across as more worried about liability than they were about providing a good service for the seller and buyer. This ended up scaring away a buyer. Final report did sufficiently report mitigation and risk for the buyer with that mitigation, but I ended up paying for 2.5 reports before I had all repairs done and report was written to be accurate, but to not scare someone away.

Many homes in my neighborhood were having problems with our homes and were trying to determine what action to take. The first step was to have a thorough forensic inspection as the problems with the moisture envelope were hidden to the naked eye. They came out, explained what they were doing, explained the results and then sent me and other interested parties a several page written report with photos.

WESTERN ARCHITECTURAL DID AN EXCELLENT JOB AT PROVIDING AN EXTREMELY EXTENSIVE REPORT REGARDING THE ISSUES THAT WE HAVE, RELATED TO THE IMPROPER APPLICATION OF THE STUCCO ON OUR HOME.

THEY FIRST SCANNED THE HOME'S WALL SYSTEMS FROM THE EXTERIOR TO DETECT ANY MOISTURE PRESENCE BEHIND THE EXPANDED POLYSTYRENE FOAM LAYER. THEN THEY MEASURED ANY ELEVATED MOISTURE LEVELS WITH A TRAMEX PROBE MOISTURE METER. THEY DID NOT PROBE UNDER THE EXISTING WOOD SHEATHING, AS REQUESTED. THE REPORT WAS QUITE THOROUGH WITH MANY DETAILED COLORED PHOTOS AND EXPLANATIONS AS TO THEIR FINDINGS AND RECOMMENDATIONS TO CORRECTING DEFICIENCIES.
