JT built Accessory Dwelling Unit (ADU) for us back in 2018-2019. The job scope is super extensive: getting plan, permits, foundation, framing, windows/doors drywall, painting, flooring, kitchen, bathroom, heating, plumbing etc. The list went on. JT was very professional. He delivered amazing communication and kept us updated regarding the status of the projects with honesty and integrity. Fantastic. JT deserves a dedication in our house for all the great work he's done. His responsiveness, courteousness, and consideration for our budget and timeline were well beyond anything I've encountered before. When unforeseen issues came up, he would contact me immediately with an assessment and evidence of the problem, a solution, and considerations for how to mitigate costs. More than a few times, he was able to provide last minute necessary services, or recommend someone who could do it, every time at a fraction of the cost of competitors (several times, JT's solutions were less than half other quotes I got - if I even got a return phone call!). Our project is currently nearing completion and I really could not be happier with his work. Turn Key will be the first - probably only - consideration I'll have for any future projects or recommendations.
Description of Work: Our 1920's house had a partially finished basement that we wanted completely finished. That included construction of a living area, a furnace room, a laundry and linen closet, a bedroom, and a spot for a bathroom (to be completed in the future). We had some additional hurdles as well, that included finding ways to bring an unusually-sized stairway access up to code for entry. Moreover, we had strict budget and timelines because we were expecting a baby.
JT met with us before the home we purchased closed escrow so that he would be ready to go as soon as we took possession of our new home and before we moved in. Our time table gave him just about four weeks to get it all done before our move. We wouldn't have believed it was possible except that we had watched his work on our daughter and son-in-law's home and knew that he reliably showed up everyday, kept to his schedule, and finished the contract on time for them and then he did the same for us. He uses really great subs and even when the plumber found some previous work not done to code, the plumber made repairs to bring it up to code and did not charge any extra! JT is reliable, honest, and a quality builder. We have had remodels done on homes in previous years, but have never found someone more dependable or reasonable in cost than JT. He is local and we always prefer to support local businesses. We would not hesitate to hire him again. We are very happy with the changes that JT made to our new home.
Description of Work: Turnkey construction added a coat closet in our living area, added a toilet to the basement washroom, creating an extra half bath, added a glass enclosed, tiled shower to our master bath, relocated the toilet in that room, created a laundry closet with hookups in our master bedroom dressing area and built a new clothes closet in that room as well. He also added a barn door closing off the master suite from the common areas of the house.

We met with JT early on in the process and he was great about coming by the house, walking us through things, and answering questions-- even before he knew he was hired. We worked with a designer he recommended. JT was communicative and professional throughout the process. In order to save $ we are now doing much of the finish work (painting, trim, building and tiling shower, doors, tiling mudroom, new deck, etc) ourselves. JT has been great in working with us throughout this part of the process as well. During the project our main bathroom showed a leak and we ended up having to unexpectedly redo the shower ourselves. JT gave us advice and even lent me his tile saw when my water pump busted. He is a stand up guy and we would absolutely work with him again. He was on site nearly every day, was the lowest bid, and. . .wait for it. . . finished the project ahead of schedule.
Description of Work: We worked with JT and Turnkey on our basement remodel. Part of the project involved adding on a mudroom to get rid of our scary winding stairs to basement; this ended up being the most expensive part as it also required some engineering. Turnkey (and subs) added a bathroom in the basement, moved the laundry room, waterproofed the basement, re-did wiring (new 200 amp circuit), plumbing, hooked up to new sewer line. . . it was quite the project. We already had a (not to code) bedroom down there with an egress, so we kept that area the bedroom/master suite.

We first met with JT at Turnkey from a recommendation from a friend for some suggestions and input. No plans at this time. He was very helpful with talking through our concepts and gave us a few names of architects he had completed a few projects with. Later with an architect on board and 90% plans, JT came back and talked through costs and suggested revisions to reduce the cost. He suggested we solicit bids from him and other contractors, which impressed me considering the time he had invested on his own. We did and were pleased to find that Turnkey was the most complete bid and the lowest. We locked him in but also specified that he wait several months after summer ended to start and demanded the work be done by Thanksgiving. He agreed, sent me a detailed schedule and got started when promised. The work was completed two weeks before Thanksgiving and he managed all of his subs (plumbing, electrical, HVAC, and drywall) very closely to maintain the schedule. He was very responsive to changes we wanted to make and provided costs upfront within 24 hours of the request. His attention to detail, wide variety and quality of tools, and experience were very impressive. The basement was organized at the end of the day and we looked forward to coming home and seeing progress. He and his assistant were very professional, respectful, and great with our young children (who now miss seeing them in the afternoon). They were great about communicating upcoming work and what decisions we needed to make by when. We were grateful for their patience as we realized that we hadn't thought through many details. Overall, it was a great experience. I would recommend Turnkey to friends and family.

I responded to the clients request for an estimate and when I arrived we talked thoroughly about their project and I came up with numerous solutions with them on ways we could remodel their bathroom. I sent them an estimate with four different options with a detailed cost for each design. They also had questions about an egress window in their finished basement that we spent time talking about that was not a part of the bathroom project and I offered solutions for that as well. I am not sure if the clients had me confused with another company because I thoroughly enjoyed speaking with them and was hoping for a call back to do the work.
JT was a pleasure to work with. He communicated regularly, was professional, finsihed on time and on budget, and did a gret job.

He came by to discuss the project. Yes, he was nice enough and punctual and all of that. But a week later he notified me that another job had come through and he would not provide a bid. Clearly he did not come over in good faith to discuss our project.
Description of Work: I'd emailed him to let him know we had a small project, an exterior staircase, and that if he was interested and available to contact me. I was specific about the size of the project because I am tired of contractors coming out then blowing us off. He said he did small jobs and was available at the end of July and would come out.

JT is an excellent contractor. He worked hard throughout the duration of the project and finished ahead of schedule and within budget. He kept the work area clean, kept us up to date on progress and next steps, and when we needed to make a decision, he gave us all the information we needed in advance. I can definitely say he does quality work b/c I did the finish trim, floors, caulking, and painting myself......everything was square, level, and obviously well built. JT is a personable, honest dude that you trust to work in your home. Plus he was great about having our dog hang out during the day!
Description of Work: JT put a small addition on our house that functions as a dining room and sun room. It isn't a large space, but it involved removing the roof from the adjacent room (our bedroom) and other odd logistics. It also involved some work in our active living space. JT did the demo, foundation, framing, roofing, and exterior finish work and installed the windows (5) and doors. I did the interior finish work and exterior painting.

JT was one of six contractors we called for estimates on our projects. Of the three that actually delivered estimates, JT stood out from the crowd. Not only did he deliver the estimate when promised, he brought a plumber through before he emailed his estimate so that he would have an accurate number in the document. JT was very professional and extremely meticulous about his own work, and he expected the same from his subcontractors. He knows how to build and maintain houses from the foundation up and he had solutions for every issue that came up during renovation. As the work progressed, we added a bunch side projects and he always gave us cost estimates up front before he started. In addition, he was never missing in action during the entire project, and he was always reachable by phone, text or email. We will definitely call JT in the future and will not hesitate to recommend him to others for any project big or small.
Description of Work: Turnkey Construction updated one full bath, updated one ½ bath and converted a 10x6 sunroom/laundry room into a master bath-which included new plumbing lines and electrical. He also demolished a rickety back deck and rebuilt it from scratch, rebuilt 5 steps on our side porch, and raised the ceiling in a stairwell.

The process couldn't have gone better. JT is very professional and conscientious about keeping his work area clean. He is skilled at mulitple things but isn't afraid to get help in if he needs it. He even got along with our Labradoodle, Joe. We have no reservations whatsoever in recommending JT.
Description of Work: JT converted our old, nasty, wet unfinished basement into a lovely family room, guest bedroom, laundry room and full bathroom. Over about three months he transformed this area from useless to beautiful. He supervised having the basement waterproofed and sheetrocked. He dug up the old bathroom cement floor and after the plumbing was repaird he repoured the floor. He created a wonderful bedroom and laundry room (complete with laundry shute from the second floor). JT also tiled the entire bathroom, floor and 1/2 walls as well as installed a new shower and vanity. He installed heating and lighting and all new windows throughout. Another part of the project JT completed was a wetbar in the family room with tile countertop and backsplash.

He did what he said he'd do and stayed exactly on schedule. Before he started he provided us with a calendar that he stuck to. He also listened patiently as we discussed and changed our minds mid-stream. The work he did was done really well and everything stayed very clean. He was on top of his subs and kept them accountable for the work they did.
Description of Work: JT gutted our main bathroom and removed some cabinets and walls from the bathroom and the hallway outside the bathroom. He rebuilt the walls, installed a pocket door, fixed the subfloor, tiled floor and walls, installed clawfoot tub, trough sink and new exterior window.

I feel that JT did a really good job. There turned out to be a larger amount of concrete cutting required to do the job than was included in the initial estimate and JT gave me a fair compromise for off-setting the additional cost. I would recommend JT and, if the need comes up, would contact him and his company again for work on my house.

John inspected an existing french door that led to an outdoor landing. He noted where it was rotting/failing and then suggested replacement rather than repair. John assisted us with choosing sliding patio doors that contain interior blinds, which are between panes of glass and never get dirty/tangled. We have two dogs and two kids and love these doors. Plus, since they are sliding doors and not swinging french doors, we save space in the room. John and his crew then installed the door while my wife and I were at work. He replaced floor boards that had rotted due to weather intrusion. The work was done perfectly and all seams, etc were caulked and tight. While he was underneath my house, John took the time to clean up various materials left by the previous owner.

I chose Turnkey Construction not solely because the price was good, but also because of good intuition and recommendations. I wanted to do a lot of the demolition and finishing work myself so it was important to hire a contractor that was OK with sharing the cockpit with me. It turned out to be a good fit and TKC was very flexible with my needs and wants. The first step was tearing out the walls and the old window and cutting the concrete to accommodate a larger egress window. After this was done TKC framed all the walls reworked the plumbing in the bathroom. After the plumbing was reworked TKC repoured the concrete in the bathroom floor. After this the electrical work was completed and inspected and then a rough-in inspection was ordered before the drywall went up. After passing all inspections the drywall went up. After all of this the egress window well was framed out for concrete pour, but after rethinking the design I called up TKC and said that I wanted to redesign it. They were more than accommodating and I ended up with the nicest egress window that I have ever seen. TKC took out all the permits and ordered all inspections necessary. BY the time we finished the project we racked up about an additional $3,000 worth of work that was not included in the bid. This was due to added electrical work and plumbing that I did not foresee needing. Also a redesign of the egress window that ended up being more work than was bid for. Great detail was taken with my project and it feels so good to know that I have a basement that was built properly and will stand the test of time. TKC was very responsive both by phone and by email. I felt very comfortable leaving my project in TKC's hands. They are a highly qualified and respectful team and I highly recommend for any remodel.
Description of Work: We had our previously finished basement gutted and refinished by Turnkey Construction. An egress window was added with a terraced window well. In order to accomplish this TKC tore out our concrete patio and dug up an underground oil tank for removal. The concrete patio was re-poured upon completion. In the basement TKC opened up the floor plan, framed out new walls, reworked improperly installed plumbing in the bathroom, added recessed lighting, and totally redesigned the layout of the switches, thermostat, wall heaters, etc. We had a new exhaust fan with a timer, a wall heater with its own thermostat and window installed in the bathroom. TKC added insulation to the exposed walls, and soundproof insulation between the floors. The walls were drywalled using mold resistant drywall and an extra layer of sound-board was added beneath the drywall on the ceiling. In addition, a new exterior door and two new interior doors were installed. The $18,500 included the above mentioned work and building materials needed for that work. It does not include any extra materials bought and work done by me. For instance, flooring, toilet, shower, vanity, moldings...
We were initially concerned about the "invasion" of our master bedroom and living area, however, John and his team were very conscientious of our belongings. They protected our furniture, walls, flooring and stairs. We were very impressed with the coordination of events that was necessary to complete the job in 3 weeks. The communication was good. They were on time everyday and cleaned the construction debris at the end of each day. The job was completed 3 days ahead of schedule. I continue to enjoy my beautiful walk in shower, walk in closet and the look of my living room. We would not hesitate to recommend Turnkey construction to anyone.
Description of Work: We hired this company to perform our bathroom remodel, walk in closet remodel and to close in an open beamed ceiling in the living room because they did such good work for us a few years before adding a large deck to the rear of our home and included an out door kitchen with natural gas barbeque, natural gas heaters and lighting. The company had relocated to Portland but the owner was willing to combine the trip with visiting friends and family. The challenge was completed the jobs in a 3 week time period! The job began with demolishing the shower area and floor of the bathroom and removing a very large window. A wall between 2 closets was removed and an entrance to the previous walk in closet walled off. The entrance from the shower area to the vanity which was a door, was widened. A new window of a smaller size was installed. The floor of the previous Roman tub raised and the walls, floors and ceiling of the large walk in shower were tiled. Electrical work including adding recessed lighting, installing lighting, switches, plugs and installing a radiant floor heater. The walk in closet walls were finished and the entire room painted. During the bathroom work, the living room ceiling, which was open beamed, was prepared for sheet rocking and recessed lighting installed. The walls were prepped, finished and painted.

TurnKey Construction did a wonderful job transforming our kitchen, downstairs bath and guest room. John's advice to open up the confining and closed layout in the house added much more light and ease of movement. This extended remodel started with ripping up all the old flooring, removing interior walls, adding a gas line and upgrading the electrical. The finished product is a beautiful open kitchen with a 24" extra wide granite bar top (custom support designed by TurnKey), a large butcher block island with prep sink, professional stove with downdraft system, stunning maple cabinets throughout. and custom inlay stone tiling behind undermount sink. In ceiling speakers were also added throughout the living room and kitchen area. In addition, John upgraded the downstairs adjacent bath with river rock shower flooring, new toilet and vanity. New doors, crown molding, floor boards, texturing & paint added an amazing finish to the new guest room, mud room, bath and kitchen. Throughout this 4 month project, John was completely reliable, his advice sound, and his understanding of cost and schedule astute. Plus a wonderful person to work with. Would highly recommend him.

John is amazing - he communicated well, was knowledgeable about all aspects of the project, kept impeccable records, and maintained good relationships with local providers that added value. He was honest about timing and decisions, never afraid to offer his opinions in a way that made the process easier for us. In early 2010, a hot water supply hose failed in our master bathroom and flooded our entire bathroom and bedroom. Since we used John from TurnKey Construction in 2004 for our kitchen remodel and were very happy with the results, we called him again. He completely transformed our master bath and bedroom and wisely advised us how to better use the space and create improvements from this extensive flooding. John's professionalism dealing with our insurance company helped to give our insurance inspector a better appreciation for the cost of rebuilding and allowed us to end up with a new master bathroom and bedroom we are extremely pleased with. On the job, John clearly communicated the scope of the project, helped us understand what materials were best to use, arranged qualified sub-contractors, and was always available to answer our questions. Turnkey is very unique, in that they are very talented generalists. While most contractors excel in one particular trade, Turnkey can genuinely do anything and do it well. Though we used them primarily for electrical and plumbing work, we would absolutely look to them for other services, including framing, flooring, etc. John is a pleasure to work with -- very thorough from estimate phase through to finish work. On our second fixer in Portland, we've worked with a lot of contractors, and John is one of two that my very particular husband has ever been pleased with. He is honest, personable, and takes obvious pride in his craft. And his prices are fair. We would (and have) recommended John and Turnkey to friends, and we will surely have them back for more work on our house as soon as budget allows.
Description of Work: Turnkey was instrumental in helping with our kitchen remodel. They did all of the rough and finish plumbing and electrical work, as well as helped with some of the framing and trim work. We were so pleased with their work, we kept asking them back for more, which included significant reworking of the plumbing and electrical in our basement.
