Working with Jon at Sitka Property Management over the last year has been great. He is friendly, responsive and makes sure all details are addressed. I can conveniently access statements, tax information and maintenance receipts through the owner portal. I would definitely recommend Sitka to all my friends and family.

We've been working with Sitka for almost three years. Jon is a phenomenal property manager for our rental house. He's always on top of issues with the house, he's incredibly responsive to both us and our tenants, and he has great industry referrals for any work that needs done. The most indispensable part of working with Sitka compared to the larger property management companies is that you always know who you're communicating with and who you have to call in an emergency with Sitka. With the staff turnovers of the large companies, you'll never find that same comfort and trust as you'll find with Jon and Sitka.

We rented a lovely home through Sitka property management for two years and were so thrilled to rent from them. Jon was extremely responsive to every need we had from laundry appliance replacement to various house repairs. He was professional, communicative, and kind!

Jon (Sitka) stepped into a very challenging situation and managed a (four-plex) property for a family living out of state. This was not an easy task. He coordinated a plethora of repairs both small and large, and fostered and maintained relationships with all tenants. At the same time, Jon communicated with out of state family members on a regular basis. He was just phenomenal; I cannot say enough. Jon's fee is VERY reasonable. Jon is down to earth, intelligent, savvy, and a pleasure to work with.

Jon has been phenomenal to work with. He's managed our rental house for the last year and a half without any hitches. He's responsive, efficient, and has always stayed on top of any issues. We made the decision to go with a small, independent company like Sitka because we wanted continuity with our Property Manager and to know that our contact person would be the same for years to come. Jon continues to be a huge help in managing my rentals while I live out of state. I would consider him absolutely essential to my rental business and he is worth every penny. Jon Santos of Sitka Property Management managed our 4 bed two bath home in NE Portland for 5 years while we lived out of state. The work was done professionally, with care, diplomacy, and honesty. Santos kept us well informed on important regulations the City Council implemented, and were considering implementing, allowing us time to consider strategy in dealing with them. And he handled our renters with a firm yet compassionate hand sometimes taking on work over and above the call of duty to accommodate renter needs. He was clear and direct with us and our tenants, and careful and detailed in drawing up agreements. His knowledge of the law and his careful procedures kept us out of potential pitfalls hat could have caused us serious problems. He also has developed a small army of vendors that do very good work, quickly, and at reasonable prices. They in turn clearly respect him, and go out of their way to treat his clients well. He was always available for calls, and patient in his discussions. His market analysis is very good, and he’d lay out the pluses and minuses of any course of action and run with the ball in whichever direction we would choose. In the 5 years we worked with Sitka we never had a month without a tenant. We would use Sitka Property Management again in a heartbeat.

We have had Jon manage our properties for over two years, and remain entirely pleased with his work. He upgraded his billing and expense-reporting system within the last year, which provides even more detailed reports than previously, which are very helpful at tax time. Jon has continued to respond quickly to any concern we may have, and likewise from the tenants' point of view. Jon truly makes owning a rental unit or units SO MUCH EASIER! We are very happy we found him and never plan to take our business anywhere else. We cannot recommend him highly enough.

Sitka Property Management has been an excellent company to work with from the beginning. They were responsive to my inquiry and worked with me to get more rent than I had anticipated. At any time, my questions are answered quickly and thoroughly. Funds are transferred to me in a timely manner each month and the monthly/annual report is really helpful. What really got me interested was the high rating tenants gave Sitka Property Managment. From what I've heard, this continues to be true.

I can't rate Jon highly enough. He is incredibly honest, hardworking and fantastic at his job. He responds to calls and emails within hours (often minutes) and does the job as thoroughly and capably as if the property was his. I trust him implicitly to make the right decisions and execute - and he has never let me down. A true pleasure to work with and consummate professional.

Sitka Property Management LLC were fantastic. For quality and professionalism, A, definitely.

We were encouraged to consider Sitka Property Management after reading the excellent reviews from both tenants and owners. We'd tried advertising, interviewing, and vetting our own tenants initially, but found the process daunting--before any had even moved in!  There's more to know regarding landlord-tenant law than we'd suspected.  When we first contacted Jon, in Summer 2014, he had a waiting list for new clients.  We didn't know how long it might be, but asked to be on his waiting list, and a few months later her contacted us. The wait was definitely worth it!  Jon has been very easy to work with from the beginning.  He is quick to respond to our contacts by email or text.  Our tenants have always been able to reach him when our property presented minor problems.  He has an array of sub-contractors who are readily-available to him for plumbing, carpentry, HVAC, cleaning, and outdoor maintenance. We have had occasion to need the plumbing service, which was prompt and at reasonable rates.  Jon is reliable at providing monthly accountings of the rent collected, direct deposits made to our account, his fees (7% of rent per month), and any additional sub-contractor expense. He is low-key, friendly, and professional in person.  He is direct in his communication, which helps in resolving owner-tenant disputes, such as the one we had with a former tenant who left a large amount of trash and a filthy kitchen and laundry room behind.  His initial tenant-finding/leasing fee went up recently, and while I can't say we were happy at that, we wouldn't want to consider taking our business elsewhere, because we've been entirely happy with his service.  In fact, we've just had Jon take over management of a second property.  Jon could take on more properties and bring in more money, but he intentionally limits the number of properties he manages in order to maintain a high level of excellence in service delivery:  rare, principled, priceless.  We recommend him very highly.

Jon has been fantastic throughout the entire process.  Very professional and thorough.  He responds immediately to questions and concerns and has done the job better than I ever hoped for and better than a company with tons of employees.  He has been super straightforward, giving honest opinions and answers and I feel he is working in my best interest and not to just get the money.  I cannot recommend him highly enough.

I can't stress enough how professional and helpful Jon Santos at Sitka Property Management was. 
We were in a bad situation where our previous management company was not responding to the tenants or to us. Jon was not daunted in the least to take over our account from them, and he had a lot of very thoughtful and helpful advice for us, as well as sympathy for our situation. He was able to meet with the tenants and assess their needs, and quickly take care of the repairs that the previous managers had ignored. He also helped us negotiate with the tenants when we decided to move back into the property and wanted them out sooner than the end of the lease. 
The qualities I most appreciated in Sitka Property Management were:
Professionalism: Jon obviously knows the best way to handle the issues that arise when renting out a property--from legal issues, to repairs and maintenance, to finances--to minimize confusion and risk of liability.
Kindness: It isn't necessary to be a kind, understanding person in a business setting, but we really needed that from our property managers and it was a relief to find that we were dealing with that type of person (finally). 
Responsiveness: I don't recall ever having to wait more than a couple of hours for a response from Jon at Sitka. His answers to my questions were clear and thorough. All repairs and other maintenance were taken care of promptly, in order of urgency. I never had to nag or check back for anything. 
Fairness: Jon was more than fair in assessing our fees and in determining tenant responsibility for repairs. He worked with us to form a contract that accurately and fairly represented our needs. He truly seemed to have everyone's best interest at heart, not just his company's. Again, what a relief not to have to second-guess his opinions. 
TL;DR: Sitka Property Management provides honest, informed, and prompt advice and services for a reasonable fee. 10/10 would hire again. 

Jon has been professional and helpful. The renter has been a bit tardy with rent several times because of family emergencies and Jon handled everything. Rent money is direct deposited in my account monthly and I couldn't be happier with his service. Highly recommend.
