"The client contacted me after he had not been able to refinance his loan due to a low appraisal. I explained that I would do everything that I could for him, but I could not make any promises because I have no influence over the appraisal process. The appraisal that we received was $700.00 short of the value that the borrower needed in order to complete the refinance, which met that the borrower would need to bring money into closing, but because he didn't have funds to bring to closing, I suggested that we adjust the interest rate so that he could use the credit from the bank to help him close his loan. Please see example of how the bank credit works: Lets say that we have a loan amount of 20K and the borrower chooses an interest rate of 3.750% the bank may offer a credit of .113% or $226.00. but if the borrower chose a higher interest rate of 4.000% then the bank may offer a credit of 1.208% or $2,416.00. Unfortunately, this was still confusing to my borrower and he chose not to move forward with the refinance."

The process dragged on for months as she did nothing to expedite the process.
I ended up months later leaving my job and losing the mortgage because she couldn't get the matter closed.
When I complained about the process and my loss she suggested I call the home appraisal company and dropped me.
I thought it was very unprofessionally handled, and she wasted an enormous amount of my time, not to say my money.
