purchased and knew many of the in and outs of buying a house.
Janet, I felt had really worked for us. Unfamiliar with the
area she took me to the Columbia county offices to research the property, she
knew what to do. During the negotiations and inspections, we felt she had our
back.
At one point, the sale had fallen though and the contract
was canceled. Janet was able to pull her magic and get both sides working
together. A new contract and the sale
was then completed.
We were lucky to find a person like Janet, she is more than
just a Realtor, she is also now, a friend. We would highly recommend her to anyone.

However, the most outstanding aspect of working with Janet was that she proved to be a tougher-than-expected negotiator for us. In going through the repair process in the last stages of purchasing we had asked for concessions and received a few (very few) from the seller. By the time we saw the seller's counter we were completely done with the process ( it was two months long) and we told Janet to just accept it as-is and close the deal. Doing that would have been the path of least resistance for Janet--she was just filling in for another agent and could have written it up and been done that day. She said no. To our surprise, she said it wasn't acceptable and the seller needed to give more. She went back to the table and negotiated for several thousand dollars more and additional work and won us this concession. She was truly being a professional and looking out for our best interests when we were just ready to accept whatever was offered.
After she negotiated the cash and repairs, she came up with an ingenious secondary escrow account and a hold-back from closing to insure that the seller completely followed through with the repairs.
We were simply amazed by the level of service we received from Janet. We would recommend her without a moment's hesitation.
The long story:When we 1st started working with Janet we asked if there were any situations we should avoid, she said “short sales can be drawn out and difficult”. After looking at many houses over a period of months, of course the one we fall in love with was a short sale. Janet put our offer in and it was accepted. Then we really saw what a mess the short sale process is with the banks, insurance companies, lenders, appraisers, etc. Without her guidance through the agonizing 6 month short sale process we might have lost out on a beautiful house. At times she was almost a therapist, as we considered walking because we thought we would never get it due to new hurdles that lien holders would throw our way. She kept us on course, but at our request she even showed us other houses while the short sale process was proceeding, just in case. At the end of it all, she helped us navigate a very complicated and convoluted process, and we ended up with a beautiful home in a fantastic area. I really can’t recommend her enough, this is the 5th home we’ve purchased and she is the best realtor I’ve ever dealt with. The mixture of knowledge, honesty, and personality simply makes for one of the most outstanding realtors to work with. And besides being a great realtor, she’s just a great person.
I worked with Janet from July 2011 through February 2012 in a search for a new home in the country. The house I chose was a and quot;Short Saleand quot; which ended up being very complicated and required a lot of hand holding. Janet was extremely knowledgeable about the short sale process and had an excellent relationship with the seller's agent. I don't know how I would have survived the process without her. Even if you're not buying a short-sale home, she is an excellent choice as a realtor. We looked in 3 different counties for country property (Wash, Columbia, Multnomah) over a 9 month period. Not once did she complain or balk at the distances.
At every listing her keen eyes saw things in the home that my rose colored glasses missed. She had a great understanding of what I was looking for and helped me to achieve my goals. Believe it or not, she even helped me to fix some things around the house required prior to the sale being approved. Janet also worked very closely with my mortgage broker to ensure that everyone was on the same page.
Hopefully this is the last house I buy for a LONG time. If I ever need to buy another one, there's no one I rather use that Janet (503-807-9851.). I can't recommend her highly enough. I absolutely love the new home she helped me find! If you need a realtor I hope you will consider her. Great customer service is a lost art with most companies. That's not true with Janet.
