The experience has been frustrating and costly. Irving Development, using an employee who did not have experience in bidding and managing a project, did not successfully integrate the materials list with the plans before submitting their bid. This created numerous errors and omissions. Each time an error or omission was discovered, we would receive a change order for more money. An example was leaving out the wrap around deck or the master bath shower. We negotiated the first 6 or so problems, but eventually refused to continue to pay for mistakes made by Irving in the bid process. With our reserves exhausted, we just had to say no. That's when the quality of the work went down hill as the owner, David Bruce, tried to cut costs by using cheaper labor. Attempts to get us to pay for bid errors did not stop. Toward the end of the project, Irving Development ignored requests for schedule updates and seldom provided on-site project management to ensure work was completed properly. One of the biggest problems we faced was having the house built in the wrong place on the property. This resulted in the inability to place the garage as planned. Again, Irving Development tried to shift the blame. When we ask for defects to be fixed, we are often blamed for the problem or told it's just part of the business. The project is 5 months past the estimated completion date and working with David Bruce has been exhausting.
Description of Work: Irving Development was under contract to build a home from the foundation to finished carpentry. We entered into a firm fixed contract based on a set of engineered plans and a detailed materials list. We agreed to do small portions of the work to reduce overall costs. This included demolition work, excavation, tile work and painting. Irving said that they would work with us on these items. The contract also included a detached garage.
