I returned to my house in December, to find several hundred dollars of hand and power tools stolen from a shed that had been locked (the management company's response? 'We can't be responsible for things 'like that.' ' ). Wall-mounted shelves, pot and utensil hangers, and bathroom towel racks were gone, a custom built wall mounted spice rack was gone; the bedroom closet door was no longer there, the rear sliding door screen was missing, as were all the window screens, and the yard was a shambles. An overflow hose system which I had established to drain overflow from a solar water heater had been disconnected, the necessary soaker hoses were gone, and the system, no longer operable. This could have resulted in thousands of dollars of structural damage to the house. The furnace filters had obviously never been cleaned (for six years!). I made a list of items that needed correction, in December; I am still awaiting for items to be corrected, in spite of calling and emailing several times (which evokes the response that '...the maintenance person is busy....'). I've gone ahead and corrected many issues, at my own expense . Needless to say, I am NOT a satisfied customer. I would recommend that people find another 'management' company. This company is not worth the 10% they charge.

The manager of the company is very personable and informative. He'll spend as much time with you as you need to get your questions answered. After interviewing many companies, I chose Gordon Properties because they were willing to negotiate the monthly fee. I got 7% (of the monthly rent). Most companies charge 8-10%. Also there are no hidden fees (e.g., for re-renting if there is a turnover or end of the year statements). Their fee structure was pretty simple, and the contract is month-to-month. They have their own contractor and emergency service. Since I hired them only a month ago, the jury is still out on how they perform as managers of my property. I think you have to stay on them to get things done, but I also understand this is true of most companies of this sort.
