I would not hesitate to recommend Flatrock.
This was my 2nd experience with Britt Allen & his crew from Flat Rock Concrete. I originally found this company when trying to replace the rotted wood in the driveway expansion joints. Exposed wood in the Northwest is just pointless and doesn?t last. I found that Flat Rock installs a wonderful slab gasket product that completely fills the space between the concrete slabs, prevents water from getting under the slabs and looks great too. (photo is attached). He also removed a nasty tree root that was lifting part of the driveway and installed a decorative dry well to catch runoff. He didn?t try to sell me on anything and was honest in his professional evaluation that I didn?t need any further work done.
I was so pleased with Britt?s work (and his patience in answering my questions) the first time that I called Flat Rock again to power wash and seal the driveway and especially the patio pavers. I had already killed the lovely carpet of green moss and now I had a hideous mess of dead moss that wasn?t going anywhere! (I didn?t think to take a ?before? photo but trust me when I tell you it was truly horrible?). You probably wouldn?t think that a concrete leveling company would be doing power washing but they are extraordinary. I?ve hired other firms in the past to do power washing but I?ve never had any that took as much care as the Flat Rock crew. Not only was the work done perfectly, but they were insistent upon returning every chair, planter and flower pot to its original location. They even washed down the sides of the house and the windows during cleanup. Afterwards, the sealer was applied and again, Britt patiently answered my questions. He truly seems to enjoy his work and readily shares his knowledge about products and services to help the homeowner maintain their investment in the existing concrete. The whole crew seems to anticipate the homeowner?s astonishment when they can show you how the sealer actually repels water and the difference in treated vs untreated concrete. Quite a nice moment of truth when the sealer is, of course, invisible!
Britt and his crew also did an outstanding job in patching a small area of the exposed aggregate driveway that had broken away and the repair isn?t noticeable at all. They even cleaned the sidewalk in front of the house, the street gutter and the stone gate posts! Now that?s service!
I won?t hesitate a second to recommend Flat Rock for anyone needing any type of concrete repair or cleaning. In addition to the extraordinary work by the on-site crew, this firm ensured I was notified and scheduled for the proper amount of time for the project. The business piece of the project was also excellent. Flat Rock far exceeded my expectations for this job.
I had quite a few uneven areas in my driveway that were a trip hazard. I had tripped on them myself. I received a couple of quotes on having a new driveway poured but experienced sticker shock and wasn't thrilled about not being able to drive on my driveway for over a week while it cured. I saw Flat Rock on Angie's List and decided to have them come out to explain what they do and give me an estimate.
Britt came out and measured the driveway, explained the areas that need lifting and how it is done, talked about how they fill the expansion joints (which were also a trip hazard), and the care they take in pressure washing. He quoted me the following prices: 1) Pressure wash & seal was $1.25 per square foot of $875. That seamed high to me, but when I researched cost of sealing it was pretty high by itself. 2) Remove the wood expansion joints and replace with gaskets at $7.50 per foot or $832 for my 111' of expansion joints. and 3) Lift and align two sunken areas $800.
He and his helper came out and began with the lifting... it was quite cool to watch as they injected a special substance into holes they had drilled in the concrete. When they did so several of the cracks closed in width (not entirely but noticeably). They filled the holes so they were not all that noticeable. They removed the expansion joints and then power washed at a low pressure to minimize surface loss. Before sealing they let the ground dry overnight and came back the next day. Britt came back the next day and sealed the concrete which dried quickly and then he put the new expansion joints in. It was a Sunday and he had his daughter with him because I lived next to a park and she wanted to play afterwards. He put her to work laying some river rock along part of one side of the driveway where he had noticed a drainage issue. His daughter then rewarded me with a story about how some of the rocks were "fairy rocks." LOL I believe the next day his helper came back and brushed sand in around the gaskets to fill any extra space.
The driveway looks nice... not as nice as a brand new one but at 1/3 to 1/4 the cost I am very happy. I also like the environmental part of not having to dispose of the old concrete.
They also offered a 5% discount for Angie's List members.
"Flat Rock Concrete prides itself and all its workers on being professional, friendly, and resourceful. It is a shame that Angie's List has allowed this person to post this false review on our profile as we have never heard from this person. We run a small family business and we personally talk to each of our customers, establishing a good working relationship with each one from the very beginning. If we take an extra day or two to return a call it's simply because we are a small family business and those personal touches are genuine and occasionally we do have to make time around our children, family, and existing customers to ensure that everyone is happy doing business with us!! This man must have mistaken us for another company. We hope that he or the representatives from Angie's List correct this mistake immediately. We will continue to provide great service to great homeowners for a very very long time!"
