1. No written paperwork given to us for details of work and cost. Mis-estimated cost by $500. After job, he hinted for more money b/c the cement cost more than he expected.
2. Asked for cash payment and seemed reluctant to give us receipts
3. Not punctual
4. Had his teenage boys do the final work which was poor quality
a. did not have consistent broom finish over the patio
b. covered septic outlet with 2 liter bottle, bottle partially collapsed and left uneven circle shape, bottle left in the cement.
c. used board in frame which oozed cement and did not clean the blob left from edge.
d. had to come back twice to finish septic cover hole, it is not square.
e. "repaired" uneven finish with different color mixture and it is peeling in two places. Also left drip marks down the step.
f. edges of patio and steps not finished
g. has some spots that dip and collect water after it rains
5. Side strip is too narrow - could have been made a bit wider to be more practical.
6. Sent multiple emails for resolution and after a month and many apologies, owner came to address issues but only "finished" the septic cover hole and attempted to fixed dip spots with mixture (4e above)
7. Left teenage sons at my house for over an hour while he took pump home.
8. Asked us to pick up food (b/c they were 2 hours late for the concrete delivery) for family and did not reimburse us ( $32 for McDonalds)
9. Poor communication skills
John with CRT was great from the start. I had bad experience with the first patio contractor I hired and he had to tear the whole patio out costing us almost the whole summer. I was able to reach John and luckily he had an opening right when we needed him. He came over, we discussed what we wanted done, I told him our budget, and he said he could make that work, which we were excited about because it was going to be better than what the previous guy had done. The next day John was there with a couple of his sons (they are Tongan so they do a lot of work as a family), who help do the work, and they got going full steam ahead. He hand wrote up a contract, which was a little more informal than some contractors, but we just made sure the important points and amounts were noted. John also owns his own concrete pump, so that instantly saves you money because often the contractors want the home owner to pay for the pump on top of everything... with our last contractor, the pump was $1,300 alone!
We ended up changing things as we went along and doing some additional upgrades, all of which we agreed to on the spot for a price and he got them done. For the most part he was punctual in showing up when he said he would, but we were flexible the couple times he didn't make it... and he came other times we weren't expecting. It all worked out great. He and his workers (usually family members) were nice people, they worked very hard and put in long hours (usually until dark). They would usually have a concrete pump job in the morning somewhere else and then they came over and went to work for another 8-10 hours at my place.
Lastly, the finished product was great. The brick border was awesome and tied in with our brick house and we were very specific about getting the concrete color close to a picture we found on the internet, and to our amazement, he almost nailed it exactly! There were a couple small detail things we asked him to fix and clean up, which he did without any problem. But because my job was so big there were a few other details I might have liked a little cleaner (I'm kind of a perfectionist!), but nothing I wouldn't remember a couple days after it was done or that anyone else would probably notice. Overall, it was a great experience! Affordable, done timely, and done very quality work which should last a long time. And they're really good people too.
