Township Surveys, LLC, formerly Love Land Surveys Inc., has been providing expert land surveying services for commercial and residential customers in the Portland Metro area and throughout Northwestern Oregon continuously since 1975. Services include land partitions, property line adjustments, boundary surveys, boundary line agreement surveys, topographical surveys, ALTA/ACSM commercial surveys, FEMA flood certificates, legal descriptions, and more. We can also guide our clients through city and county land division planning requirements with our Planning Coordination services. As a small, locally owned business, we have local expertise and extensive knowledge and experience in historical survey evaluations, real property laws, public records research, measurement systems, planning regulations, and current computer technologies, including reflectorless total stations and GPS equipment. It was explained to me that they would be able to send a team out the following week to do the survey and I would have a certificate shortly after that (1-2 weeks). Then they would be able to help file a LOMA if it were applicable to change to the flood zone designation. That would have been an additional $750 if we wanted to purse that.
Two men came to the house and did all of the measurements on Oct. 14, took my full payment, and then I never heard from them again. I have called twice and each time been told they were very busy, but the elevation certificate was completed and I would get it in a few days. It is now Dec. 7 and I still do not have my elevation certificate. I need this to complete sale of my home and I have been unable to get a straight answer on when I will actually receive my certificate.
I would never use this business again for any surveying needs.
"When we initially spoke to Ms. [Member Name Removed], we did let her know that it may be difficult to get the Elevation Certificate and the LOMA completed in her time frame, but that we would do our best. When we talked to her agent, we were told that she needed it by the end of the year. We completed the survey for Ms. [Member Name Removed] and emailed a copy of the Elevation Certificate to her agent on December 8th. We thought that that was what was needed most at that time. We had also completed the additional LOMA or Letter of Map Amendment for the property, but when it was mailed to Ms. [Member Name Removed] for her signature and submittal to FEMA, she let us know that they had already sold the property and they no longer needed it. We removed the cost of the LOMA and just charged for the initial Elevation Certificate in an effort to improve customer relations. She seemed satisfied with that arrangement."
-Lee gave me a detailed explanation for his estimate, and when the guys came out a week later, they said there was no surprises in the surveying and it all went as planned. So I was shocked when the final invoice I got was nearly 30% higher than the estimate, if it went as expected and there were no surprises. Lee ultimately "split the difference" with me after I complained about this, so it was only around 15% higher, but was still disappointing.
-When I scheduled the appointment with Lee, he requested I be present and on-site to coordinate with his Survey team in case they needed anything. Unfortunately, they didn't show up in the morning when they said they would, and didn't bother to call and tell me. I had to call and learn that they had gone to another appointment first, and would be out later in the day. (Lee explained one of the guys was sick, and not quite on-the-ball per the norm, which I can understand, but it was still a poor experience, and would have been worse if I hadn't had the luxury of working from home for that day).
-They also left holes on the property for both myself and the neighbor. I understand they need to dig to locate survey markers, but leaving these rather large open holes in the property just didn't seem very professional to me. They could have easily filled these holes back in after their work was complete.
A few days later I heard back from a very nice gentleman with Township that walked me through their process, the costs and the timeline. I agreed and we setup our appointment.
Day of two gentleman arrived on time. I was off at work - my GF described them as very friendly and courteous. They quickly got to work - she walked them through where the one corner pin was that we had located and the areas we were most concerned about related to our fence. It took them a bit of time but they ended up locating two more corners for our property and made a best guess as to where the 4th one was - it was the corner we were least worried about - that side of the property already had a fence along it.
They left very nice stakes on all the corners with descriptions of what they found as well as a few extra stakes along the one property line we were most interested in being sure of - all in they did exactly what we needed very quickly & professionally for a very fair price.
They'll be the first call I make when I need survey work in the future.
survey, historic research and courtroom experience is valuable. Our neighbor?s lawsuit against us is still a work in progress. As of this writing, our neighbor?s complaint against us is dismissed as a result of their inability to claim any ownership to our property. This is as a result of Lee?s thorough research and survey. Lee is a kind man who is extremely knowledgeable of Oregon?s property laws, able to explain complex issues in layman?s terms and willingly leads you through the surveying process. He keeps himself current on all aspects of surveying, he?s licensed and certified and is currently the 2013 Chairman of the Professional Land Surveyors of Oregon Association. I?d also like to mention, when we found it necessary to hire an attorney after our neighbors filed a civil lawsuit against us, Lee recommended our attorney; she?s amazing! Thank you Lee; we could not go through what we have faced without you!
