The property I had appraised included a unique house on large acreage. I was aware it would be difficult to find comps for this evaluation. I believe Matt went to great lengths to find useful comps. I believe Matt's many years of experience made it possible for him to judge how to use far flung comps to arrive at an accurate sales value for the property evaluated.
I don't know how his rates compare to others - I didn't call anyone else. Matt's depth of experience is rare and valuable.
Matt delivered his appraisal within the timeframe he promised and returned supporting materials to me as promised.
I called Family Homes of Oregon because local real estate agents were unable to accurately assess my home's value. I was given valuations that varied by $100,000. Since my desire is to sell the discrepancy by the agents, each with over 40 years experience, made setting a price difficult. The appraisal was worth every penny because now I know my home's value. This affords me greater negotiating leverage and protects my interest from greedy agents.
I am extremely impressed at the quality of the report. There is no doubt Matt is a pro. He knows this business inside and out and is extremely qualified. The report I received was professional, included color photos as well as suggestions for improvements.
I would use Matt's services in the future and highly recommend him, especially with older homes.

Matthew was quick to reply to my enquiry and able to conduct the appraisal quickly and throughly. I was happy with his method and thoroughness. I learned a bit from him about the property as I followed him around even.
Appraisals are not cheap, so I didn't expect it to be. And I don't place a huge amount of stock in them in general. But this was a good and fair experience.

He promised to get an appraisal of the neighboring property back to us within a week. When a week passed with no report, we phoned, only to get his answering machine. We left a message asking when the report would be available and he did not get back to us for two days. He claimed that he was ill, and had not been able to get the report finished, but would finish it and get it back to us within 2-3 days. The same thing happened after another 2-3 days, and the pattern repeated itself at least twice more. I think we got the final report more than 3 weeks after Matthew first looked at the property.
The report did a thorough job on the house appraisals, but I do not think Matthew had much experience with land appraisal. The comparable properties he chose were not in the same area, even though we suggested several nearby properties which had sold recently to look at to compare.
We would have appreciated more honesty from Matthew about his areas of expertise (houses, not land), and a call from him when the appraisal was not going to be delivered in a timely manner. We made many calls to his answering machine, and had to wait days for a reply. It was a very frustrating experience, and when the report was finally delivered, he had greatly undervalued the land. We later hired another appraiser whose work confirmed this.
"First I'd like the opportunity to clarify the cost of the appraisal. I did two simultaneous appraisals for the member which totaled $1,300.00 Not $13,000.00. This may well be an understandable typo on their part. I must refrain from using any other dollar amounts in the following due to confidentiality issues. While I did come down with a case of what was later diagnosed by my physician as Pertussis, (whooping cough). I do believe I returned all the member’s calls; sometimes, however, the next day. A short delay, but one which I apologize for. BTW, just a piece of advise DON"T GET whooping cough!! there is nothing good about it. Discussions with the planning department revealed that a major portion of the land was an environmentally protected area and would not support residential development; and, the remaining viable portion of the land was in such a configuration as to make development difficult. Additionally, the acreage in question was not fronted by municipal utilities necessary to permit development and comparisons with immediately usable development ground is improper. Planning personnel indicated there were no plans in the foreseeable future to extend these necessary services because the residents along Monner Road would have to approve such a measure. Subdivisions (land divisions) don't get approved without having the necessary infrastructure in place. Just to set the record straight, I have extensive experience in the valuation of bare ground. Appraisals are a snap shot in time and, in volatile times, usually hold up for about three months on the outside. Had I had the opportunity to appraise it again this year it may well have increased in value, maybe substantially.
