Very well. Matt was professional, thorough, and friendly. He answered all our questions, and provided a comprehensive report the same night as the inspection. He used a drone to capture hi-res roof images, which was great since the shingles were liable to be broken if he climbed up there himself.

It went well. The inspection did turn up a few issues that need to be addressed, but nothing scary. The results were pretty much what we expected for a maintained older home. Examples include: an outlet that needed to a ground fault interrupter, some spots we need to seal to keep critters out of the under house crawl space, resealing the stone grout on the fireplace exterior, some exterior repairs to wood. Matt did the inspection when we purchased the house in 2011 and we fixed lots of problems at that time. This inspection was very thorough both inside and outside.
Matt walked me around and explained the issues and what should be done. He was very clear. The printout of the inspection was great. It really highlighted what and where work needed to be done both with script and with photos.

The home inspection went exceptionally well. Matt made a thorough inspection of exterior and interior components down to checking each and every electrical outlet. Matt is extremely personable and knowledgeable. He took plenty of time to go over the report with us, answered questions, and took us around to various areas to further demonstrate his findings. He also followed up on a question unrelated to this particular inspection and provided several options for us. We were very pleased with his work and highly recommend him to anyone looking for home inspection services.

Initially I thought that he did a good job because he pointed out things like the fact that drain cover for the garbage disposal was missing; however, once I moved in I discovered a lot of stuff he missed/overlooked. 1) He stated my roof would most likely be good for 10 years; I had to replace my roof the same year I moved in, because it started leaking in the interior. 2) Both of my bathtubs need to be replaced due to cracks in it, he down played the fact that it could cause dry rot and may be a huge potential problem. 3) He said he didn't see any evidence of termites, however, I saw areas of my deck that were previously infested by termites. Once my roof started leaking, I looked at his report; it basically states that he's not liable if there are any problems. I find it hard to understand why I should pay someone almost $100 per hour, and they won't back up their opinion. Also, when he was at my house he stated that he was sued once due to a plumbing issue he overlooked; the only reason he wasn't found liable in the end is because they found the plumber liable originally. I will never go with him again.

We selected this home inspection company because they did an excellent job this summer when we were looking in this area to buy a home. We bailed out because of the detail AmeriSpec had in the report of the first home we nearly bought. The owners of the home we finally did buy had sufficient documentation on most systems that we waived the home inspection. Now that we've lived in the home a few months and noticed a few things that need fixing, we decided to get that full house inspection so we could do the proper job of preventative maintenance. The receptionist who received our initial call was polite, professional, and friendly. I told her why we selected AmeriSpec, that this inspection wasn't associated with a real estate deal, and that I was a relatively unskilled and ignorant homeowned who would be asking a lot of questions. With that in mind, she suggested an afternoon time so the inspector wouldn't be rushed and could spend some extra time explaining issues to me. She called the day prior to the appointed time and asked if it would be OK for the inspector to come at noon, rather that the 2:00PM scheduled time, because that would give even more of a "talking cushion." I readily agreed. Jason, the AmeriSpec inspector, arrived right on time. I explained, as I had to the receptionist, that I would be asking questions that would probably require translating answers into lay terms that I could understand. His professional conduct was outstanding. He was courteous and thoughtful, answered all my questions, some of which dealt with the how and why of some system, attended to detail (as evidenced in the detailed report that included pictures of trouble spots along with analysis and recommendations that were geared to my level of understanding), and put on booties when in the house so he wouldn't mess up our carpets. For each of the trouble areas, he explained background and context for his recommendations, both in person and later in the report. He worked rapidly, in spite of my constant questioning, and didn't hesitate going into tight crawl spaces or climbing all over our roof. As he was leaving, he said the report would be in my email inbox the next morning, and sure enough, it was. I recommend that home-owners, with limited consruction or home maintenance experience such as myself, request an inspection from AmeriSpec every five years or so, just to catch those home issues that are not easily apparent to the inexperienced eye. I know that I sure will.

The inspector was thoroughly professional and confident. His documents were impressive--though upon later reflection, they were boilerplate which made it seem as though he had accomplished much more than he actually did. His general evaluation of the house seemed positive, but he was difficult to pin down. Upon his report, we decided to buy the house. After living there for some time and having had the chance to personally inspect it thoroughly, we discovered it wasn't well built. Insulation was missing in some of the walls. Eaves front and back leaked. Siding was loose. Exterior paint had water blisters. Windows and a sliding glass door were improperly installed. When we replaced the front door, we learned the frame was barely attached to the house. (The inspector could not have known, but it indicates the quality of construction, something he surely should have noticed.) The inspector caught several problems we had the seller fix. However, he missed as many more that we had to repair later on. For example, the first thing we put down the garbage disposal--orange peels--jammed it. It was worn out, so we replaced it. The garage doors were thoroughly worn out--bolts missing, barely holding together--so we replaced them. The dryer vent pipe was lying in a "U" shape on the floor of the crawl space--so improperly and dangerously installed that the EWEB inspector took a picture of it to take back and show her office. I straightened it out. The bathroom shower faucet leaked and the toilet ran. We called the plumber. The sewer clogged shortly after we moved in. We had that cleaned, etc. This left us with the strong impression that although we were paying the bill, the inspector believed he was really working for the real estate companies, which in a real sense, he was. However, I'm positive there was no agreement with our real estate agent, tacit or otherwise. She recommended him, because she sincerely thought he was a good inspector. However, the sad fact remains: had we had a good, thorough, frank inspection, we would not have bought the house.
