From start to finish he was wonderful to have as our realtor and we are very sad that we had not found him from the very beginning. He is one of the nicest men, very understanding, respectful with integrity. Would surely recommend him to anyone looking to buy or sell their home. What we liked about him is he understood what was best for our family and situation and did his best to accommodate our needs. He was not cheesy and did not have a fake personality and car salesman attitude.

We turned to Tim Shannon, whom I've known for a decade, after we lost out on the house we wanted because a previous realtor provided us and the seller's agent with inaccurate information about the house and the FHA 203(k) loan process. We explained our situation to Tim: we had an accepted offer on the house, but the inspection report showed some dry rot and pest issues. So we asked for a price reduction, which was rejected by the seller. We ended up backing out of the deal, because we thought that repairs would be very expensive.
After seeing other houses with Tim, we told him how much we wanted the previous house, but we needed a lower price so we could also afford the rehab loan that was necessary to fix the house. Tim explained the 203(k) loan process accurately to us, talked to our loan officer, looked at the house, and concluded that it wasn't in as bad of shape as we were led to believe. (He's flipped some houses in the past, so he knows what he's talking about.) He was very positive. He suggested that we make another, lower offer. After he sent in the offer, he emailed the listing agent and told her that the house was in better shape than they'd been led to believe, that we had approved financing, and that he'd make sure the process went smoothly. The bank made a counteroffer within hours that was lower than our previous offer, and we signed their counteroffer. Without Tim's help, our dream would have never came true. The house would have been lost to us.
We find Tim to be a man of high integrity, compassion, and trustworthiness. He listened to us and treated us as his most important clients. He was responsive. He was "on the ball." He has our undying gratitude for pulling off an "impossible" deal.

everything he promise failed to come true-do not deal with this man-he overextends himself in his lust for money-weather he does it on puprpose or not is irelevant-

"Hello, What this client spitefully left out of his review was the FACT that even though I was not able to close on his house, I found another buyer who successfully closed on it within 30 days of the scheduled closing date I had with him. I'm happy that I could help him accomplish his goal of selling his house and moving closer to his family. A goal I helped many others accomplish in my 22+ year career in Real Estate. He wrote me shortly after his home closed to tell me how thankful he was, and that if not for me it would not have happened. When I asked him to remove this derogatory report he refused unless I paid him for the loss of his earnest money. His loss was a result of his own actions, even after I advised him against taking such action, he did so anyway. In the end, I'm sorry things didn't work out the way we planned in the beginning. I would have enjoyed Rehabbing the house and correcting years of deferred maintenance and bringing the home back to it's potential of being the nicest home on the block instead of the eyesore it was. However, just because I couldn't close on it myself, I did not give up. Because of my efforts, he got the sale he wanted and was very pleased with the result. Here's the ending of his email to me after the sale closed; "Without you I would be stuck with a house that I no longer need or want Be well and and my prayers for your mom I wish you the best!" I hope this clears up any concern a reader of this unfortunate report might have. Thank you, Tim Shannon"
