Mike originally installed two tankless hot water heaters when we did a whole house remodel in 2007. One services the floor system. The floor system failed to turn on with the recent cold weather we have had. Mike came out and replaced the mother board. However, two rooms failed to warm up and he came out a second time at no charge. Air locks in the system were flushed out and everything is working well. He shared a number of maintenance tips with us. Thanks Mike for very punctual and efficient service.

It went very well. Mike replaced the relief valve and pump, which eliminated the noise the boiler had been making. The system had also been leaking through the relief valve, and it continued to leak after the repair. I called Mike back and he quickly figured out that the problem was that the pressure reducer or bypass valve were still adding water to the system. He came back within a few days and installed a new pressure reducer and expansion tank. The system no longer leaks. I was greatly relieved that I did not need a new boiler as I originally believed and that my current boiler could be repaired at a much lower cost. Mike was pleasant to work with, professional, and probably charged a lower hourly rate than other companies because he has a one-person operation with low overhead. I had difficulty finding him on Angie's list because he didn't come up high in my search for "boilers". Instead many other HVAC companies came up, but when I called them, very few had the knowledge or expertise to repair or replace boilers. These are Mike's speciality and he was well qualified to complete the job. My only very minor complaint is the price he charged for the relief valve ($90) I was later able to find online for about $65 at many different online sites. However, I believe his hourly rate is lower than most and that the total cost for the job was reasonable. I would call him again, if I needed further work.

The owner of the company personally came to my location, trouble shot the problem, and performed the simple sensor replacement at no cost to me.  The support from this company has been phenomenal since the original install of our radiant heat/boiler system.

Everything went well from start to finish.
In the fall of 2014, the nine year old Munchkin gas powered boiler that runs our circa 1967 in-floor (rather, in concrete slab) radiant heating system developed a leak and needed to be replaced.  Michael was able to gather all the information necessary to help us decide on whether or not to do a warranty replacement for the Munchkin or install a new unit made by another manufacturer.  (Some of the other companies we interviewed didn't even want to bother with trying to do a warranty replacement since they had difficulties working with the Munchkin manufacturer in the past.)
We ended up installing a new Navien NCB 240 combination boiler and on-demand hot water heater since it would cost about the same as the warranty replacement and would also replace the aging hot water heater that was sitting in our garage.  Michael was able to expertly install the new unit and adjust our radiant heating system without any complications. Everything worked well once the new unit was installed and brought up.  There were no surprise leaks in the old pipes.  The house was warm again within a day.  He also helped us understand how to operate the new unit and worked with the city to make sure the new combination boiler passed inspection.
Since installation, everything has worked well.  We just set the thermostat to 70 in the winter and lower it to 60 in the summer.  The gas bill has been significantly reduced.  It seems like the previous boiler, the Munchkin, was set to heat the water a little too much resulting in hotter areas in the floor.  The new unit, the Navien, is set to evenly warm the floor and house.  This has resulted in more efficient gas usage.
When we had a leak in the domestic water line (not related to the heating system) six months later, the plumbers doing the repair work had to shut off our new Navien combination boiler and hot water heater since they accidentally cut one of the radiant heating system lines while digging up the concrete to repair the leak.  Mike came out (free of charge) to make sure that everything was running well once we turned on the water to the house again and started up the heating system.
I would highly recommend his services, especially to anyone dealing with an older in-floor radiant heating system.  His understanding of the different types of systems and how to improve their performance greatly benefited us.

Michael is quite bright and perceptive in his understanding of heating and solar systems as well as housing. He understands and clearly has ability to work with companies in obtaining the correct parts and working with people. He works well with the parent companies as well as in customer relations. He is very personable and flexible. He is very amiable and friendly and patient with his customers. He seems to enjoy his work. I was impressed with his ability to diagnose the heating problems and understanding of electronic circuitry. He knows how to utilize power tools and hand tools. He is quite adept at all system repair.  His general intelligence and perceptiveness seems quite high. He is also quite honest and flexible and has a motivation to do the job right. I think that he is competent in all related work and would make an excellent employer of many personnel. He has the ability to train others as well.

Mike at Boiler Bay Mechanical LLC is the only person I will call for radiant heat & boiler service & repairs!  Mike is extremely knowledgeable in both areas.  He is prompt, courteous,  & has the expertise to handle all problems in a timely fashion while on the job.  This last comment is very important to me, as I don't want someone learning my radiant heat & boiler system "on the job" & on my time!  Mike's prices are very fair as he wants repeat business should the need arise for his services.  I have already recommended Mike to my neighbors with great results and compliments from them.  Mike is simply outstanding & he receives a strong recommendation from me for Angie's List!  Lastly, Mike is a great "trouble-shooter" for problems with your radiant heat system or boiler....he locates the problem/concern areas & repairs the situation quickly.

The radiator system is first class.  The Runtal radiators are sleek, modern and almost un-noticable.  There is no forced air circulating, just quiet heat.  The boiler is very efficient and in my opinion uses a minimum of propane to heat the house.  The house is divided into 3 zones allowing for different heat levels in each zone.  We wanted radiators and Boiler bay suggested several changes to what we wanted which proved valuable; including a more expensive, but more efficient boiler.  The work was professional, and Boiler Bay services the unit annually to make sure the unit is running properly.  We have not had any problems with the unit, and the yearly service is welcome.  We are very pleased with the system and the service.

He plays well w/ others! never had a scheduling problem. He solved some of our other contractors questions/problems and just plain knew what he was talking about.  After 3 other bids and problems with believing that other bidders understood the entire scope andeverything that was needed, we just came back to him and felt comfortable. Perhaps most because he wasn't just a plumber but an actual Mechanical Engineer who explained everything in easy to understand language...we are very grateful that he was available. He's not a big company, he mostly does it all himself and was very patient w/ all our questions (first time radiant for us). I wish all our other contractors were like this.  Nothing seemed to faze him, pretty level headed guy. That's exactly what we needed w/ all the other trades that had to coordinate w/ his work. I know what this sounds like but we still kind of pinch ourselves that we lucked into hiring someone like him.

Radiant Floor Heating Specialists did a good job.  They are pretty efficient.  It was a year and a half ago probably.  He did a whole system for me.  It cost about $15,000.  He  did a good job.  We had an old system and he came in and he said we can save it.  You just need to replace this and he was very reasonable.  He was doing something not a lot of people to.  There are not a lot of people with boiler licenses in the state of Oregon anyway.  It's unusual.  And we have a real old house so we had this whole system throughout it.  The boiler itself was bad.  So he was able to come in and fix the old system with a new boiler, but yet he used the old piping and everything.  You have to have special permits.

Michael is a true professional: friendly, competitively priced, and knowledgeable. He helped us work through the alternatives and choose the one that was right for us. He was on time, clean, and got the job done right. Contractors have commented on what a good job he did. We are very satisfied and we recommend him.
