I can appraise anything that moves or can be moved. I can travel short or long distances, I have never been 2nd guessed or questioned on an appraisal. I have been doing appraisals for 12yrs. I can appraise at you location or I have done them at auctions or at business locations. Everyone that has purchased my services have been very satisfied and have told friends and neighbors about me. I do time wise appraisals but thorough, prices for appraisals is based on item or items to be appraised I am very efficient and thorough. I ask for a small % up front (good faith money by the client) and the rest when appraisal is complete and the client is satisfied with the results or payments can be worked out before appraisal is started as agreed to by both parties. A well-maintained, attractive yard with curb appeal adds to a property’s value, while an overgrown, messy, poorly maintained yard can hurt your home’s appraisal. Even small cosmetic improvements to your yard, like adding mulch, trimming trees, and cleaning out plant beds, can help your appraisal value.

Although the exact return on your investment will depend on the size, style, and quality of your awning, in general, awnings do add resale value to a house by providing more usable space. If an awning doesn’t do much in the way of monetary gains due to its low installation costs, it promises to provide an excellent appeal factor to a potential home buyer.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.
