My father left an unusual selection belongings - not the usual housewares, china and furniture, but electronics, outdoors gear, etc.
We started discussions with an estate sales proprietor in town.   After a couple of weeks and a visit, they decided the estate was likely marginally profitable and turned us down.  We called Tracy and he came out, made a similar guesstimate, but accepted anyway and slotted us in the first available weekend, just 3 weeks later.  He was very flexible about the details of the contract and allowed me to modify the contract to suit our circumstances (which he reviewed before signing, of course). 
Then he began the work.  It was all laid out and ready to go for the Friday morning kick off, and just business and hard work after that.  Better, he exceed his estimate for the whole estate on the first day, showing his original estimate was conservative. 
He finished the job per our agreement (we did the final donation run and trash removal).  He gave us a verbal accounting within a couple of days, and the check and final accounting arrived a week later. 
We very much appreciate his willingness to work with us despite a somewhat unusual estate, when presumably he could have held out for a more profitable estate.  We appreciate his flexibility on the details - it seemed like most aspects of the contract were negotiable.  We couldn't have asked for a better experience and outcome. 
Don't let his quiet voice fool you, he's easy to work with and gets right in there and does the job.
