Wallace was very good about making an appointment and coming on time. We had purchased the faucet in advance of his appointment and Wallace purchased the light switches. Wallace realized half way through the job that there were parts missing in the box. He was willing to come back another time to get the job done but my husband managed to get a new one while Wallace finished the other jobs around the house. He did everything I had requested him to do and was very professional. The leaky faucet is the only thing that did not seem to work.
I am very happy with his work and will call him again when there is need.

We'd previously used Wallace for years and were satisfied. At the last contact,

however, he presented a $200 bill for work done two years prior, which made

us feel questioning, as we felt it had been paid in full at that time. Moral of the

story, get an itemized billing at the completion of services.

He is a really good handyman. He is efficient, he knows what he's doing and there's a lot of people that they'll say they're handyman but never done some of those jobs. He's doing an excellent job.

It could not have gone better.  Wallace was punctual, efficient, pleasant to work with and finished these jobs in time, so I could close on the sale of my house on target date.
I have referred him to others.

We had probabably the ugliest small bathroom in Portland OR, and Wallace Rainey completely remodeled it. The previous owners used shoddy materials and workmanship, and there was serious dry rot all around, with the tiles and wall falling in. We were afraid we would fall through the wall into the basement... or worse-outside into the backyard!
To begin, everything was removed (including us), and Wallace was there to oversee that the plumbers did their part in installing new pipe and tub. Wallace got rid of all the dry rot, built and reinforced the tub section and replaced our outer wall and wood siding. Insulation was installed all around with environmentally friendly denim. Also installed were: A new porcelain tub, a custom Best Bath tub surround (looks like tile), and a new smaller, higher waterproof window.
He installed a new Caroma duel-flush toilet with matching sink, and high-end fixtures for both sink and tub. He installed a new ceiling light/electric exhaust fan combo (with time control knob), a heater, a recessed medicine cabinet with oval mirror, above mirror lighting, and best of all... created a built-in storage cabinet above the toilet... maintaining the craftsman style of the home and adding storage to an already tiny bathroom. New Marmolium flooring was installed, plus beadboard and trim were added to the walls (primed and painted) and he painted the entire bathroom... And he left the place cleaner than when we left it.
(We also want to give an honorable mention to Kate Thornton who subbed for him, and who is general contractor in her own right-outstanding work!)
Now here's the best part... he did all of this work while we had the worst winter ice storm in recent history. Yes, we needed to vacate our home as the outer wall was being removed, and we only had the one bathroom, and we had a new baby...but the result was so worth it!
We have used Wallace again, for rebuilding the front and side porches-beautiful craftmanship! We would like to use him again for future projects.

Wallace was very nice and his price was very reasonable, but his work was not very good. It was hard to schedule time for him to come over and do the work. The first day he came over and installed one of the new toilets. The first time we used it we noticed it leaked at the bottom so he had to come over and fix that. He then installed two new sinks in the master bathroom and one of the sinks dripped. Not a little drip, but a huge drip. I don;t know how he missed it. Again, we had to schedule him to come out and fix it a couple of days later. In the end, his work just wasn't very good.

Wallace came out within 24 hours of my call. He surveyed the task and found that I was lacking the hose assy for the faucet. Subsequently, I got the hose and he returned on Monday and installed all the parts.

Wallace was prompt, polite, extremely knowledgeable, efficient, and best of all, he had a calm professional approach to the job and easily handled all the little things that pop up when doing this type installation.

I'm very pleased with the job he did and I recommend him without any reservation whatsoever.

A+ on everything!

Wallace gave me an estimate which inspite of my constant changes did not change much. He scheduled the work while I was out of town and communicated all along the way. Wallace is so attunded to client needs and requests. I have hired him for many jobs over the years and continue to call him first for any job.

After replacing the shower head in our shower, we ended up with a leak in the wall. We called Wallace because we have gotten great references from friends on the work he has done for them. He found that the threading was stripped on the shower head pipe that goes into the wall. It turned out to be a pretty simple fix, and he took care of it quickly. While he could have charged a lot more for just coming over, the charge was very reasonable based on the fact that it was a quick fix.

He did an excellent job! It was fabulous! He came in the middle of an ice storm to do the job. The work was so detailed. If it wasn't right, then he went back to fix it until it was. We had the ugliest bathroom in Portland, and he made it in to a wonderful modern bathroom. It still retains the character of a craftsman home. I can't recommend him enough. He is amazing!

We purchased a close out priced play structure from Costco. It would have taken me 1-2 weeks of evenings and weekends to put it together the first time and who knows how long the second time after I would find out I had done it incorrectly. It had about a thousand pieces and extra pieces not needed and not labeled. Wallace came out and helped us locate the site for the structure. Wallace used to put together hundreds of these early in his career. He gave me a quote not to exceed $400 for the normal install and then proceeded to lay it out and then found that if my daughter jumped off of the swing she would hit the tree. So as he assembled it he swapped out the swing components. It was raining and he set up a work canopy and steadily worked. He got it done in one long day. Very worth the money. He cleaned up after himself. He also has a great sense of humor. My daughter is leaping from the swing almost every day .

Wallace gave us an estimate on the skylights and cabinet door. After he finished these jobs we asked for help on the others. He is very easy to work with, does an excellent job, and is very willing to do what we ask him to do.

Wallace completely remodeled our horrible master bath and now it is absolutely gorgeous! Please, refer to the "before" and "after" pictures below. We received 3 estimates from different contractors and decided to go with Wallace because he had a creative edge on the other two. I took a few weeks for his estimate to come in, but it was well worth the wait! His estimate was based on labor only, materials are not included, which makes alot of sense since it's up to you as a homeowner to select the fixtures, tile, tub, shower, etc.... and the price varies alot from low end to top of the line... it just depends on how much you are willing to pay. His estimate for labor only was $11,500. Then we paid close to $10,000 for materials (tile, tub, shower, fixtures, blinds, countertop. And there was an addition $3000 that we paid in miscellaneous materials (all the little things that hold the job together!) Wallace was a pleasure to work with and I felt comfortable with him in my home throughout the duration of the job. We love our new bathroom and will definately call Wallace first when we are ready to remodel other areas of our home!

Wallace Rainey is an excellent contractor, with every quality you could hope for: honesty, integrity, skill, intelligence, creativity, friendly and kind, sense of humor, unflappable in the face of unexpected obstacles. He was direct, and he never made me feel patronized. Wallace was prompt to bid the job and was on the job every day when he said he would be. We checked all his references and received glowing reports. He was upfront about current jobs that might delay the start date of our project. He made sure we understood that he billed materials separately from the work bid. Cost reflects billed labor, materials and materials we provided. Subcontractors hired were excellent too, although he shared our disappointment in the concrete contractor's failure to ensure a level floor for the bathroom, but he dealt with it as efficiently as he had with everything else. Wallace secured permits from the appropriate authorities and even sought their advice prior to beginning a phase where they could have easily denied approval if the work had been done in a standard way. Extensive ant damage was discovered when tearing out the old walls in the first phase, which required a change order. Wallace called in another contractor to do this work to ensure that his own work continued on schedule. He supervised all subcontractors: concrete, electrical, plumbing, sheetrock, floor covering installation. He did the rest of the work himself: framing (including jacking up floor joists to level the upstairs floor), grinding and filling the concrete where it needed to be level, painting, fixture installation, carpentry, finish carpentry, debris removal and recycling of materials - always cheerful and pleasant even with sweat on his brow or when things were not going smoothly. I am sure I have probably omitted some things - Sorry, Wallace! Wallace put an exterior padlock on the downstairs entrance so he would not disturb our kids, who live in this house, as well as to ease access for the subcontractors. He changed it to a deadbolt and door knob when the rooms were ready for occupancy. He provided a port-a-potty for the subs so they wouldn't track debris through the house or disturb anyone. This first phase took 3 months. The second phase (upstairs bathroom remodel) took just three weeks. The work went as efficiently as the first phase, and he used the same contractors as before (no need for concrete work). I am a nut about things being true and level, and Wallace worked to my complete satisfaction, even in this 65 year old house. He was generous with his advice based on his extensive experience. He also has an amazing eye for details. He cleaned up the job site every day. Here is another example of the type of person Wallace is: Our kids have a dog which has allergies. Wallace had brought a supply of treats for the dog on the first day of the job, and when he found out about the allergies, actually bought special treats for this dog.

Wallace was great to work with. He was flexible in dealing with some delays that occurred due to a toilet not being delivered as rapidly as had been promised. He discovered some pre-existing problems in our house which we asked him to fix. All of the work was done well. He managed his subcontractors well. Although the remodel was costly, we felt we got good value. All of our family members trusted him being in our house while they were present and also while we were away. Even our aging Border Collie likes him. I would definitely hire him for future remodeling projects.

Wallace was terrific! He was flexible with regard to schedule, and met all his commitments. We expanded the project to include two toilets and some trim work on skylights, and he was happy to help out. He even picked up all the purchases and brought them to our house. Wallace seems very laid back. Don't let him fool you.

Wallace was prompt, courteous, conscientious, very helpful and did good work. I felt I was dealing with an honest, reliable person. I will call on him again when I need help around the house. He was very generous in talking with me about options for my deck, which may or may not include more work for him.

Wallace came over to look at the work to be done. He mailed an estimate, but not for another week and a half, and we had called him twice in the meantime and left messages. But the price seemed reasonable. He was busy right away, so we waited a few weeks for the work to commence. He did it all within 8 working days, but no weekends (except the 2nd Sat. since he had promised it done the day before, and we had a party on the Sun. and we established that we wanted it done before then up front). The work was done quite nicely, with the exception of some debris still on the wainscoting from when I removed the wallpaper before; I would have liked to clean it before he replaced the sink cabinet, b/c now it's impossible to get to it, but you can still see the white film on the side between the wall and the cabinet. We paid him on the last day, and he charged $350 over estimate for supplies. I am not sure why that much (we bought the floor, sink, fixtures), but did not ask.(should have!)
Response from WALLACE L RAINEY
"IT DOES TAKE ME SOME TIME TO PRODUCE A GOOD ESTIMATE. ESTIMATING IS THE WEAKEST AREA OF MY BUSINESS. I TRY TO BE AS ACCURATE AND FAIR AS POSSIBLE TO BOTH PARTIES. AS FOR THE MATERIALS, IT WAS IN FACT ONLY $167.22 & YES, YOU SHOULD HAVE ASKED ME IF YOU HAD QUESTIONS. ALWAYS ASK, IT'S YOUR HOUSE! THE $167.22 WAS FOR: UNDERLAYMENT FOR THE FLOOR, PRIMER FOR THE WALLS, ADDITIONAL PAINT FOR THE ADDITIONAL PAINTING YOU WANTED ME TO DO,THE NEW HINGES AND HARDWARE FOR THE DOOR AND MEDICINE CABINET, SUPPLY LINES FOR THE SINK & TOILET, WAX RING, RING SHANK NAILS (FOR FLOOR), COLONIAL CASING FOR THE DOWNSTAIRS WINDOW."
