Barbara did a great job in showing comparison homes in our market, even though it was somewhat tough due to our home being one of the more expensive homes in the Beaverton area. Barbara told us the house was probably fine as is, but we did have a plan already to improve the curb appeal and finish off remaining projects. We staged the home beautifully, and she helped out with the staging and brought over frames and other pieces to help finish off the home.
The website and other marketing work on other sites such as Zillow looked really great. It was important to get this right and we were happy with the online presentation of our home.
In the end we sold our home in almost 4 weeks, with 2 offers. Her second open house just happened to bring in the right buyer and she helped us to negotiate a rental agreement with the new buyer so that we could stay one more month ( who sells that fast in these market conditions?)

"I am very sorry that the sellers of this property were so disappointed with me and my services. Not once during the entire listing did they ever express their disatisfaction or let me know that I was not meeting their expectations. If it had been communicated to me I would have worked immediately to rectify any problems. I do need to clear up a couple misunderstandings. I work in conjunction with the sellers to determine a price for selling a home. In no way, shape or form can I determine the absolute value of a home, especially in this ever changing market. Part of my job is to evaluate the comparables sales and competition and recommend a range in which to price a home. I am of the mind set that you start at the top of the range and then come down if the feedback recommends a lower price or there are no showings or offers within a reasonable time. After each showing the buyer's agent is sent a survey and it will ask, among other questions, whether the agent or their buyer thinks it is priced too high. 100% of the responses came back that it was priced right. One agent that toured the home on the broker tour the first Tuesday after listing the property thought it was priced too high. This house sold in 91 days when the market average for that area is 137 days. The two neighboring properties have been on the market to date 90 days and 310 days and still no offers. The seller did pay the buyer's closing costs but received a full price offer, after one price reduction. In addition, it is customary for the seller to pay their own closing costs which would include realtor commissions, escrow fees, title insurance, prorated taxes and recording fees. In 13 years of selling homes I have never known a buyer to pay the seller's closing costs. I also need to address the repairs. In this market the lenders are requiring more documentation and sometimes requiring repairs. Unfortunately, seller's are having to jump through a few more hoops to meet the requirements of the lenders. I will assist in suggesting reputable vendors and if I do not know of a particular vendor I will recommend Angie's List. I do not make it a practice to call and set appointments for repairs or make decisions for my clients. In addition, I was not at closing and the closing documents were not ready because myself and the title company had written down a different day and time...clearly a misunderstanding and if I am at fault for that I accept full responsibility. I can say that the seller's did a great job at getting their home ready to sell and made improvements throughout the process such as adding barkdust and sprucing up the yard. I provided them with a DVD "Three Steps to Sold" and they followed it to the tee. I made the comment that we worked as a team because I really thought we had. I marketed the property very well, kept the flyer box full, held open houses, listed on 100"s of internet sites, provided feedback when available that ultimately attracted a buyer and closed all within 91 days. I am grate ful for feedback, both positive and negative because it does help me learn. I now know that I need to be more attentive with my clients and ask throughout the transaction if they are happy with me and my services and not assume that their silence means I am meeting their needs. I wish them well and very sorry I didn't meet their expectations and that it was such an unpleasant experience. It was certainly not my intention."
