He missed a lot, actually. He is costing me many thousands of dollars. I used him because nobody else had time in their schedules to inspect the home--everyone was swamped. There was likely a reason HouseMaster was free.
The report I received was frankly a joke. My realtor was surprised at how poorly it was done as well. It was a canned report that he filled in the bubbles on and added a few comments (keyword: few). It was 53 pages long, but 90+% of it was a description of what a home inspector should do, but might not do if things are difficult to see... This was the theme of the entire report. It was extremely redundant.
My brother noticed a lot of problems when helping me move (without much of any poking around). Siding repairs needed done immediately (lots of rot). The fridge was dripping water (caught by a pan under it). He didn't appear to inspect it or even note the pool of water (maybe this is normal). The shower faucet in the bathroom was broken (note: check the temperature, too. It should have hot, warm, and cold. ;) .
The worst part, the roof was bouncy and soft (CLEARLY a problem). He said expect to replace in 5-7 years. Correct answer: it needed replaced immediately. This sure would have been nice to know. The roofing nightmare gets the HouseMaster an F. It's kinda important. It's not difficult to note soft spots in the roof. Walk the roof... I paid $400+.
Do not use HouseMaster. Delay the purchase of the house to get a recommended inspector if you must.

I got their recommendation from a friend of mine, and when they inspected the house I was really amazed at how thorough they were. They even went deep into my attic to check the floor boards.

THE PERSON I WORKED WITH IS KEN GIBLIN. I HAVE WORKED WITH HIM A COUPLE OF TIMES IN THE PAST. EVERY TIME I WAS ABLE TO GET A GOOD PRICE FOR THE SERVICE.
