I met with Tom Pryor and discussed the project. He had previously done some basic interior remodeling work for us. I explained we wanted a nice looking cover over our lower backyard deck. It was to be shingled. After the work was done, the cover looked basically like a lean-to. Basic 4x4 posts were used for the supports as opposed to larger more decorative 6x6 posts that we have on our front porch. The biggest problem is that the pitch on the cover is far below what is acceptable for normal construction. Tom Pryor explained he couldn't construct the cover coming off the roof since that would be too expensive. This lead to the inadequate roof pitch by attaching the porch to the vertical board on our eave. I had agreed to pay Mr. Pryor $3,200.00 for the cover and I honored that. This, unfortunately, didn't include covering the bottom side of the cover with plywood. I then brought in another carpenter who advised me that he could have built the same cover coming off the roof with adequate pitch with decorative posts and a cathedral ceiling for $3,200. He could also have built a basic lean-to cover similar to what I now have for $1,700. Obviously Mr. Pryor significantly over-charged me for the project. He has also left me with the problem that the deck cover will probably not pass inspection at such time that I might sell my house because the roof pitch would not meet code. This would either require the cost of just tearing down the cover or to reconstruct it to meet building code. I SUGGEST YOU NOT USE PRYOR CONSTRUCTION WITHOUT CAREFUL DISCUSSION OF THE EXACT WORK TO BE DONE AND THE PRICE.

The member was right concerning our discussion of the project. He and I went to the area of his lower patio and detailed the project. The roof height was approximately eight feet, the member is approximately six feet and eight inches tall. I explained that in order for his head to have clearance we would have to make the bottom of the header on the outer edge of the roof cover approximately six feet nine inches. He and his wife agreed. I further explained that I would use 2x6's instead of 2x4's for the rafters and space them on 16" centers. The member agreed. The 4x4 posts were used to match the rest of the deck. I further explained that I would use the "freeze block" method between the ends of the rafters for strength, instead of joist hangars, in essence a double 2x6 on the inner and outer edge of the roof. The member agreed. I further explained that I would connect the new roof to the old roof by using a 2x6 on the outer edge of the old roof and connect it to not only the outer trim but also to the old rafter tails, then using 12 ga. flashing on top below the singles. The member agreed. I explained in detail that the pitch of the new roof would only be approximately 1.5' in 12'. The member agreed to this procedure. I asked him if he wanted a plywood ceiling installed underneath the roof. He said it wasn't necessary. I stated to The member and his wife that the cost of labor and material would be $3,200. The member and his wife agreed to the construction and the price. I finished the project on a Saturday and was paid in full on the following Monday with no complaints.
