A true independent inspector will be working for you the client 100% and not the selling agent or anyone else. There is a potential conflict of interest when hiring an inspector that has been referred by a broker/agent. Many times these inspectors are working for the agent and will try to soften or overlook problems in a home to supposedly make it easier for the agent to sell the home. Larry Lake is currently the only Qualified Independent Home Inspector in this area, a certified member of the National Association of Home Inspectors (NACHI). Larry is also a member of the Independent Home Inspectors of North America (IHINA), I have signed a pledge with (IHINA) that I will not solicit realtors for referrals. This is what makes me truly independent. I pride myself in working 100% for the buyer not the selling agent, most inspectors will go easy on inspections to make the realtors happy, so the inspectors will get referrals. "For one thing this feed back is not factual. We tried to access the crawlspace in 3 places on this home. They were all too tight to get under and muddy. Two of the crawls only had 6 to 8 inches clearance under a long piece of angle iron!! The crawl was unacceptably low to the ground for a double wide. Plus they were all muddy and one was very muddy. We are not required to put ourselves in danger in this type of situation. We have done probably thousands of crawlspace and have never seen one this low to the ground for a double wide! I forget the IR camera since I had to switch vehicles in a hurry last minute for family and personal reasons. It was not necessary to have the IR camera I was going to bring it at no extra charge anyway. In place of the camera I did a visual and used moisture meters to detect moisture which is proper anyway. The IR camera is a moot point. Also stating I did not bring a mold detector??? What is a mold detector??? We did take 4 samples at $100 each which is cheap and have been charging that same rate for 14 years and no charge for the very long travel. The extra $100 was for a visual inspection and we did find a big problem. Not only does this home have poor drainage and no gutters which I did inform the home owner of, but the HVAC unit had a major problem. We inspected the HVAC unit and discovered the condensate line was totally plugged up!! This will cause condensate to build up and force high levels of humidity back into the home and then cause mold to grow. The HVAC unit is very new and it is obvious the contractor did not install the condensate line properly. If anyone is to blame it is the contractors that improperly installed the HVAC Unit not the inspector. What is the old saying?? Don't shoot the messenger? High levels of humidity can cause mold to grow on carpet, blankets, curtains etc because of the very high humidity. We did discover very high levels of mold and mainly in the Master Bedroom!!! I informed my clients of the problem and gave them tips what to do. The last complaint was I mixed up the report? I don't have a clue what my client is talking about here? I sent the report with my opinion and also the lab report and it was completed by the laboratory! Not sure what is wrong here? It is proper and decent procedure for any client to first call the inspector and discus the problem before jumping the gun and giving a bad grade first. Many times it is just a misunderstanding that can be straightened out by a phone call. I did try to call several times to make sure everything was ok and if they had any questions but no response. So I am sorry I did everything I can do and communication just was not there."
