Action Plus Home Inspections is a home inspection co in the greater Tulsa, OK areas, also serving a 45 mile radius from Tulsa. Inspectors receive certified training through American Home Inspection Training Institute, successfully passed the National Home Inspectors Exam and meet required state requirements in Oklahoma. We are also covered with $1 Million Damage Liability Insurance. We build trust with home buyers or sellers to help them make informed decisions. Our home inspections typically range from 3-4 hours depending on the size of the house and you are invited to follow along with your inspector as they perform their inspection. We take great pride in every inspection we perform. When the inspection is over, your inspector will prepare a detailed inspection report regarding the property and deliver it on site or within hours after the inspection. Thorough, but inaccurate. They performed a buyer's inspection on the house I am selling. While some of the items found did need repair, there were several items on the inspection report that were simply incorrect. Items like "repair damaged and missing electrical covers" without identifying where they are. I looked all over the house and there are no missing covers. Worse, "repair damaged vinyl window" with the only noted damage being a picture of a damaged window that was not even on my house! "Missing window screens" was another item even though there is a picture later in the report that shows all of the screens. "Could not access attic to verify where kitchen vent hood exhaust terminates." Really!? The building code in my city requires them to be vented to the exterior, not the attic. Isn't that something that an inspector should know? Selling a house is stressful enough without having to explain to the buyer that no, you didn't fix the broken window because IT ISN'T ON MY HOUSE. And he left my exterior gas grill on all day. Can't wait for the gas bill.

They were very thorough. Inspection was scheduled for 11:00 am but they arrived at 10:20 am to start inspecting the roof. I felt the homeowner's were not expecting this and it was rather rude. Also, they do not get the serial numbers on the appliances for you so if there is a recall on anything you won't know about it. Also, he refused to work with my realtor after the inspection regarding any questions since my realtor knew what to ask. He would only speak with me. I did not like this as all.

Action Plus Home Inspections has inspected multiple properties for me.  In one instance, Bud  was able to point out multiple major issues that I was not able to discern on my own.  I ended up cancelling the contract for that property, based on the items found in his inspection.  He provides balanced straight shooting advice about a property with pros/cons, and quickly sends a full report including useful pictures of the property.  In a follow up property search, I hired him to perform another inspection.  This property was in much better condition, but he was still able to locate multiple minor but important issues that would have been overlooked as well.  That inspection allowed me to proceed to closing with the confidence that nothing major was to be discovered later.   Thanks Bud Coburn, for providing reliable advice and a useful report for a reasonable price.
 
Also, Bud generally schedules appointments for 10am or 1pm, and shows up early to get started on the external part of the inspection.  This saves everyone time, and gives him more time to give you a verbal overview of the properties condition before leaving.  You will not have complaints, if you go with Action Plus Home Inspections!
